To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Residential — R-10. The permitted uses of the Property are provided
in Section 17 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"), linked
below. The Property is subject to the Entrance Corridor, Steep Slopes and Airport Impact
Area Overlay Districts as described in Section 30 of the Zoning Ordinance.
There are multiple site development plan approvals associated with the Property. The
Property was originally developed with site development plan SDP198100009, titled
"Rodman Apartments", approved March 17, 1981. The plan was later amended by
SDP198400021, titled "Woodlane Apartments", approved April 24, 1984. The plan was
again amended by SDP198700012, approved February 3, 1987, and revised several times.
The plan was most recently amended SDP199800046, approved March 31, 1998.
• The Property is subject to special use permit SP198500031, approved August 7, 1985, to
allow the construction of a professional office building, subject to conditions.
• There is one variance associated with the Property: VA19860048, approved December 30,
1986, to allow a reduction in setback requirements.
• Zoning districts abutting the property are as follows: North — R-10 Residential, South — C-1
Commercial, East — C-1 Commercial, West — Hydraulic Road right-of-way. Abutting zoning
designations may be viewed on the Zoning Map, linked below.
• There are no additional conditions, proffers, variances, special use permits or exceptions
associated with the Property.
• This office is not aware of any projects that would cause the Property to lose land area by
means of eminent domain or purchase. This office has no records on file which indicate that
the Property is listed as a historical property.
• In the event of casualty, the Property may be rebuilt substantially in its current form upon
satisfaction of all required building permits and site plans, as applicable.

• To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no pending zoning or
building violations applicable to the Property. (ii) no fees due or pending with respect to any
matter before the County Zoning Office and (iii) no pending application for rezoning of the
Property or for a special or conditional use permit or variance in connection with the
Property. Further, no proceeding to challenge the zoning or other governmental approval or
use of the Property is pending or overtly threatened to the best of my knowledge.
• Copies of any relevant records may be obtained via the noted links or by using the
Community Development Department Records Public Access link below. If unable to find
the records, including Certificates of Occupancy, then a request through the department's
Records Manager, Paul Bjornsen, at pbiornsenta7.albemarle.org may be made. If the request
is not based in Virginia, it will take longer to fulfill.
