Subject: SDP201200061 Albemarle Health and Rehab- Final Site Plan
The Planner for Planning Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [32.7.9.4 (b)] Since existing trees are being used in the canopy calculations to satisfy
landscaping requirements, show the trees to be saved including if they are evergreen or
deciduous; limits of clearing; location and type of protective fencing. Also, a
conservation checklist needs to be added to the set and filled out and signed to insure that
the specified trees will be protected during construction. See attached checklist.
Revl: The checklist needs to be signed by the owner prior to signature of the final
site plan. Also, you are not providing enough canopy. The required amount is 23,435
and the amount provided is 23,218. Provide additional landscaping to meet the
requirement.
2. [32.7.9.6 (a)] Provide street trees along the new road leading to the site in accordance
with this section.
Rev: Please coordinate with Troy Austin at VDOT. He is unaware of any
requirement that does not permit street trees on a collector road. Forward me any
correspondence which allows for you not to meet this requirement of the Zoning
Ordinance.
3. [32.7.9] Many trees are located within utility easements. Adjust so that the trees are
located outside of such easements.
Revl: Comment addressed.
4. [32.5.6 (1)] An easement plat needs to be submitted and approved by the Office of
Facilities Development, Planning, ACSA, and the Board of Supervisors for the easements
proposed on County property. These easements and related instruments must be approved
before the final site plan can be signed.
Revl: Comment not addressed. This plat needs to be approved prior to the final site
plan being signed.
5. [Proffer #2] Submit the plat to start the process to satisfy this proffer. This submission
should be done concurrently with the final site plan.
Revl: This plat was a part of the easement plat required for comment #4. It will
need to be approved prior to the signing of the final site plan.
