The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [Comment] Per email correspondence, I understand the entrance road widening is no longer included in
this proposal; therefore, the road widening and associated grading, drainage, and site feature revisions have
not been reviewed with this submittal. Please remove these changes on any future submittal.
Rev1: Comment addressed. Road widening has been removed from the plan.
2. [Comment] Any future private street (and associated easement) must be submitted on a plat and is not
reviewed /approved with this site plan submittal. The easement should be shown on the site plan (if the site
plan is necessary), but should be submitted for review and approval with a subdivision application. Be
aware to coordinate any easement conflicts with existing utilities or other easements.
Rev1: Comment no longer valid. No easement is shown for review.
3. [Comment] Sign locations are not approved through the site plan process. However, Landscape Plan
changes are; if any changes to the approved landscape plan are proposed, provide a list of the changes
including any removal or relocation of approved plantings. If a sign easement will be necessary, please
show the easement on the plan.
Rev1: Comment not addressed. The sign location and design are not reviewed or approved
through the site plan process; please remove the sign and the sign details (including the sign
landscaping) from the plan. The location and design of the sign are reviewed with a sign
application. It does not appear that any of the plantings on the approved landscape plan are
removed. However, the proposed parking spaces are labeled with `mulch ground cover' on the
landscape plan sheet; please revise.
4. [Comment] Please remove any unapproved "future" improvements from the site plan.
Rev1: Comment addressed.
5. [Comment] No site changes, other than those listed on the Cover Sheet, are reviewed with this submittal.
Rev1: Comment still valid.
6. [Comment] Given that the road is no longer being widened and sign locations aren't approved with a site
plan, I don't think a site plan amendment is required unless changes to the approved landscape plan or
other unlisted revisions are proposed. Please verify, and withdrawn this amendment if not required.
Rev1: Comment addressed; now that additional parking is proposed, the amendment is required.
7. [Comment] This site plan, if required, cannot be approved until Engineering, ACSA, Fire /Rescue and
inspections complete their reviews and grant their approval; comments will be forwarded upon receipt.
ARB, VDOT, and E911 comments have been provided.

and inspections complete their reviews and grant their approval; comments will be forwarded upon
receipt. ARB and E911 comments have been provided. Fire /rescue has no objection.
8. [32.5.2(b) & 4.12.4(a)] The number of parking spaces provided may not exceed the number of spaces
required by more than twenty (20) percent. The cover sheet indicates that 12 additional parking spaces are
proposed, but the site plan sheet indicates 16 total additional spaces, 13 spaces for the current site plan and
3 that will striped no parking until future phases are built; it appears that at least 4 of the spaces need to be
striped.
