I have completed the engineering review WP02013 -26. Please see below for the following comments.
A. SWM Plan (WP0201300026)
1) [Comment] It appears the stormwater management plan fee has not been paid. Please provide
the $300 fee for the engineering review.
[Revision 1] Comment addressed.
2) [Comment] It also appears that the grade allows for runoff from the parking lot to the
Guadalahara site. Please revise grading to capture as much runoff within site.
[Revision 1] Applicant has shown that existing pipe on Guadalahara site is adequate to
capture additional runoff from proposed site.
3) [Comment] Please note that 15" pipes are the minimum allowed for the county.
[Revision 1] Comment addressed.
4) [Comment] MS -19 shall be addressed for the adequacy of downstream pipes.
[Revision 11 Applicant has shown that existing pipe north of site is adequate to capture
additional runoff from proposed site. The Town and Country will eventually drain into
pond #1 created from the Luxor Development (WP02004 -11). The Town and Country
DA was included in the the design of pond #1.
B. Erosions Control Plan (WP0201300026)
1) [Comment] It appears that work will be done outside the property line for the Guadalahara
connection. Please provide a temporary construction easement from the adjacent property
owner.
[Revision 11 Comment partially addressed. Please submit a letter from adjacent
property owner allowing temporary construction.
2) [Comment] For all other areas, please adjust LOD to be at at or within property line.
[Revision 1] Comment addressed.
3) [Comment] It is not clear the phasing of erosion and sediment control plan. I recommend
Engineering Review Comments

showing separate plans for each phasing. Per minimum standards, please place a sediment trap
NW of site with diversion dikes along the northern boundary and western boundary.
[Revision 11 Comment partially addressed with the phasing plan now shown. Please place
the sediment trap in the NW corner of site for phase 1. For phase 2, you can fill the
sediment trap and use the proposed CIP shown on sheet C4.
4) [Comment] In conjunction with comment 3, the stockpile shall be relocated. Also, please show
silt fence around the stockpile.
[Revision 11 Comment partially addressed with silt fence now shown. In conjunction with
comment 3, please place stockpile east of sediment trap.
5) [Comment] The parking area shall be constructed in accordance with VDOT or 6" inches shall
be applied immediately following grading for CRS. Please provide note on page C6. [VESH
STD & SPEC 3.031
[Revision 11 Comment addressed.
6) [Comment] Silt fence shall be provided north of the Guadalahara connection since grading is
shown.
[Revision 11 Comment addressed.
7) [Comment] Please revise CE to be 12' wide on sheet C4.
[Revision 11 Comment addressed.
8) [Comment] The location of fence south of site blocks construction area for sidewalk. Please re-
route fence to allow sidewalk construction.
[Revision 1] Comment no longer applicable. Applicant is not proposing to relocate
sidewalk.
