Subject: Elledge Property (SDP201300038) critical slope waiver request
The critical slope waiver request dated 6/24/2013 has been reviewed. The engineering analysis of the
request follows:
Description of critical slope area and proposed disturbance:
The proposed facility consists of a monopole, a 180 square foot elevated equipment platform on four
concrete footings, and a new gravel road emanativng from an existing asphalt road.

Exemptions to critical slopes waivers for driveways, roads and utilities without reasonable
alternative locations:
This disturbance is not exempt.
Compliance with Zoning Ordinance 18 -4.2:
"movement of soil and rock"
Proper slope construction, control of drainage, and vegetative stabilization will prevent any movement
of soil.
"excessive stormwater runoff'
Stormwater runoff will increase in this area, as additional gravel semi - impervious surface is
introduced. However, the site drains directly into the Rivanna River and the increase in runoff
proposed is negligible.
"siltation"
Proper stabilization and maintenance will ensure long term stability.
"loss of aesthetic resource"
The surface area change proposed would not visible from the road or houses in the neighborhood.
"septic effluent"
This project does not propose any bathroom facilities. The existing house's drainfield should be field
staked to ensure proposed construction is not in conflict with it.
Based on the review above, there are no engineering concerns which prohibit the disturbance of the critical
slopes as shown pending control measures identified above.
