Regarding the channel letter sign (front elevation): • The proposed Pantone (PMS) number for the red color was not indicated on the drawing. Note: PMS 485 is a shade of red the Architectural Review Board has determined is inappropriate for signage in the Entrance Corridors. The proposed white color for the raceway does not match the existing gray siding color. Revise accordingly and include a note stating that the raceway color shall match the wall to which it is attached. The required note regarding LED intensity is missing from the drawing; revise accordingly. The note is: The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliamp (ma) neon. Revise the drawing to include a note indicating the sign shall be centered horizontally and vertically in the sign band. Regarding the tagline cabinet sign (front elevation): • The background and cabinet frame color must match the grey sign band, siding color. Revise the photo - rendering accordingly and include a note on the drawing stating the cabinet frame and background color shall match the wall to which it is attached. You may want to consider changing the white text color to another color since it would not read well against the light gray background. • All written color descriptions must match the colors shown in the photo- rendering. Revise the drawing accordingly. Regarding the existing wall cabinet sign (side elevation): • The proposed Pantone (PMS) number for the red color was not indicated on the drawing. The bulb type for the cabinet is not indicated on the drawing; revise accordingly. If LED, include the required note regarding intensity (see above for note). I am the planner who reviews the ARB sign application. Stewart Wright is the planner who oversees the permit application. I have completed my review of your ARB application regarding how your sign proposal meets established ARB Sign Guidelines. The following issues have been identified that will need to be addressed for an ARB administrative approval. Proposed Sign On Front Elevation - Sign Type: ARB Sign Guidelines indicate that channel lettering (mounted on a raceway or individual letters) is preferred to cabinet signs because cabinet signs tend to appear less integrated with the building. Channel letters overlay the wall material and allow the structure of the building to "read through" with less interruption. This results in a more coordinated overall appearance. The guidelines also encourage the use of one sign type for buildings with multiple tenants /multiple signs. The proposed cabinet sign type on the front elevation does not meet the guidelines listed above. Revising your sign type to either a channel letter or individual letter sign type would coordinate with existing sign types on the building and meet the guidelines. I have attached two photos of existing signage on the building. The Century 21 sign is an internally illuminated channel letter sign type and the Elswick Band sign is a non - illuminated individual letter sign type. The revised drawing for the sign in this location must include /address the following information: • Will the sign be illuminated. If yes, indicate the type (internal vs external) and the bulb type (LED, fluorescent etc). If external illumination, provide a cutsheet of the fixture type, including the color of the fixture (black or bronze is preferred). If LED, include the following note on the drawing limiting the intensity of the bulb. The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliamp (ma) neon. Provide sign dimensions (width and height) for the overall sign and individual rows of text. • Indicate sign colors on the drawing. For all colors other than black or white, either provide a sample of the color or provide the Pantone color number on the drawing. • Provide the dimensions (width and height) for the sign band. The sign band is the wall area to which the sign is attached - the siding covered wall area between the roof overhang above and the colonnade below. The sign size should not overcrowd the sign band allowing a sufficient amount of wall area to show at the top, bottom and sides of the sign — in other words to "frame it ". Proposed Sign Refacing On The Side Elevation: • Provide an accurate photo- representation of the refaced cabinet sign. The rendering provided is distorted and does not accurately represent what is being proposed. • Indicate sign colors on the drawing. For all colors other than black or white, either provide a sample of the color or provide the Pantone color number on the drawing. • The text on the rendering provided overcrowds the sign area leaving an insufficient amount of background showing at the top, bottom and sides — framing the text. Revise the sign proposal to correct this. • Revise the drawing to indicate the type of bulb in the sign cabinet (fluorescent, LED etc). If LED, include the following note on the drawing limiting the intensity of the bulb. The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliamp (ma) neon. • ARB Sign Guidelines and the Sign Zoning Ordinance require that the background of a cabinet sign be opaque, non - illuminated at night. Only text and graphics shall illuminate. This may require a redesign of the sign colors since you appear to be proposing black text. The drawing should include the following note: The background of the cabinet face shall be opaque, non - illuminated at night, only the text shall illuminate. You are welcome to call me should you have any questions. I will be out of the office starting this Friday, July 19th thru Monday, July 29th — returning that Tuesday. Emailing the revised drawings is preferred. Please reply by Monday, July 29th either with revised drawings addressing these issues or an email indicating that you intend to provide them.
