Subject: SDP 2012 -00026 Belvedere Town Center - Minor
The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [Comment] Include the application number of the original site plan that this minor amendment is modifying
on the cover sheet. For your reference, that number is SDP201100051.
Rev1: Comment addressed.
2. [Comment] Provide easements for all off -site improvements or letters of intent to grant them from off -site
property owners.
Rev1: Comment not addressed. It appears that there are still off -site improvements proposed.
Additionally, I can't find any record of the LOR referenced on the cover sheet that indicates previous
approval was granted for many of the off -site improvements; please provide a copy of the LOR or
other County approval that shows these improvements, or provide the easements or letters of intent
as requested.
3. [Comment] The bubbled area /reference #2 on Sheet E -1 appears to be blank; please clarify.
Rev1: Comment not fully addressed; see comment #2.
4. [32.5.6(b)] It does not appear that the calculations for impervious cover have changed; please verify that
the proposed changes do not modify the area of impervious cover.
Rev1: Comment not fully addressed; please provide the modified impervious cover calculation.
5. [32.5.6(n)] Provide dimensions for the proposed turn - around area.
Rev1: Comment addressed.
6. [32.6.6(i)] It appears that some landscaping may be modified due to the proposed changes; if so, the
landscape plan sheet should be included, with the changes noted. This change should also be included in
the list on the cover sheet.
Rev1: Comment addressed.
7. [32.6.60)] It appears that some lighting may be modified due to the proposed changes; if so, updated
photometrics should be provided. It looks like a fixture is being moved, but the photometric information has
not changed. This change should also be included in the list on the cover sheet.

8. [Comment] This site plan cannot be approved until ACSA, Engineering, and Fire /rescue grant their
approval. Inspections and VDOT have reviewed the plan and have no objections.
Revl: Comment not fully addressed. This site plan cannot be approved until ACSA and
Engineering grant their approval. Engineering comments have been provided; ACSA comments will
be forwarded upon receipt. Inspections, fire /rescue and VDOT have reviewed the plan and have no
objections.
9. [Comment] It appears that this plan still proposes a 14' alley in a dead -end configuration as the primary
vehicular access, which was previously deemed to be un- approvable by David and Mark. I plan to meet
with them as soon as I can to discuss this layout further and how to move forward. I will pass along the
outcome of that meeting once a determination has been made.
