This review does not include a review of Erosion & Sediment Control, Mitigation, or Stormwater Management. Please adequately address the following comments for final approval: A. Existing Plan View Information 1) Please label the face of curb — face of curb width and R/W width for all existing roads (Old Trail Drive). B. Proposed Plan View Information 1) Please label the face of curb — face of curb width and R/W width for all existing roads (Old Trail Drive). 2) Proposed drainage structures #13 and 14 and the pipe between them could be in conflict with proposed reinforcement for retaining wall. Please relocate the structures or provide details to ensure there is no physical conflict between the wall reinforcement and these drainage structures and pipe. 3) Proposed pipe between drainage structures #13 and #12 could be in conflict with proposed reinforcement for retaining wall. Please relocate this pipe or provide details to ensure there is no physical conflict between the wall reinforcement and this pipe. 4) Please label all proposed intersection curb types, curb ramp types, and radii. A reference to the site plan and/or WPO plan is acceptable so long as these items are labeled on those respective plans. Specifically, please label the curb radii at public road intersections. 5) Please include a landscape plan. A reference to the site plan is acceptable so long as this item is included in the site plan. Engineering Review Comments Page 2 of 2 C. Plan Detail Information 1) Please propose pavement designs for Upland Drive and Glen Valley Drive which supports proposed traffic loadings per 2009 VDOT Pavement Design Guide for Subdivision and Secondary Roads in Virginia or equivalent. 2) Please propose temporary grading easements or provide adjacent owner's permission to construct off -site grading for the sidewalk for Upland Drive with 2:1 minimum back slope. D. Street Profiles 1) Please include cross drains (CD -1 or CD -2) at cut -fill transition points. 2) Please indicate road intersection stations in profile view. E. Street Details 1) Please update road typical sections to reflect required stone base under proposed curb and gutter and sidewalks as shown on final site plans.
