Wood Woodbriar Associates P. O. Box 5548 Charlottesville, VA 22905 Re: Bond reduction request for " Briarwood Subdivision, Phase 8 (portion)." The information submitted with your road bond request has been reviewed. I received the "As -built Survey, Briarwood Subdivision, Phase 1 -B 1, Phase 1 -B2, and Briarwood Drive," by Lincoln Surveying, dated 22 Aug 2013, and received 29 Aug 2013. Phase 8 (Elm Tree Knoll and portion of Elm Tree Court) can be reduced to $352,680. Please note that I have included comments about the rest of Phase 8, Elm Tree Court (13 +75 to 27 +61), and Briarwood Drive for reference only. The items I listed can be submitted when you request a bond reduction or request for a bond release. Phase 8 - Elm Tree Court (10 +00 to 13 +75), Elm Tree Knoll (10 +00 to 14 +90.72) The road bond for this portion of phase 8 is currently posted at $405,870. Based on the new current pricing, the new bond amount is $669,240. The road bond can be reduced to $352,680. For your next bond reduction request, please provide the following: a) Provide all test listed in the private road acceptance procedure form under "Tests and Inspections." See attached sheet. Any changes to the pavement design shall be shown on the as- built. Also, provide vertical alignment of constructed road. Show how it has deviated from the approved plan. b) Provide stormdrain pipe videos. The as- builts should include the profiles of constructed drainage structures. Also, show how it has deviated from the approved plan. c) At several areas on the as- builts, the edge of pavement is outside the access easement. The recorded plat should be corrected when appropriate due to other structures that may be built outside recorded easements. However, note that all corrections to plats, pertaining to the road bond, are required to be completed prior to a road bond reduction. d) Refer to the As -built Road Plan policy for further details. See the checklist for future submittals. Albemarle County Community Development Road bond inspection letter for Briarwood Phase 1B -1 Page 2 of 2 Phase 8 - Elm Tree Court (13 +75 to 27 +61) The road bond for this portion of Phase 8 has not been posted. Phase IA - Briarwood Drive extension (0 +00 to 12 +50), Rte. 29 Turn Lane Southbound, Rte. 29 Turn Lane Northbound 1B -1, 1B -2 and Briarwood Drive are included on the as -built title and therefore were included in this review. This road bond was originally posted under the name "Phase IA" to build the Briarwood Drive extension and Rte 29 improvements. This has already been reduced to $83,430, which is 20% of the original amount. This road requires a separate road bond reduction request. It is a public road and will be reviewed primarily by VDOT. Below is a list of items that are required for the release of the road bond. a) VDOT acceptance of roadway. b) As -built plans need to be approved by VDOT. c) Submit copies of all recorded plats for right -of -way and all easements. d) An original signed and sealed letter from professional engineer certifying completed improvements are built according to plan. e) Provide owner's certificate of completion. f) A county inspection will be performed to check if remaining county issues have been addressed.
