Perez, Senior Planner Division: Current Development Date: September 6, 2013 Subject: SUB 2013 — 00123 Native Pond LLC - BLA Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(a)2] Vicinity map. Vicinity Maps shall be at a scale of 1 ":2000'. Revise the vicinity map to meet the requirements of the ordinance. 2. [Comment] According to the GIS the Magisterial District is Jack Jouett; however, the plat lists it as Samuel Miller. Revise. 3. [14- 302(8)(10)] Stream buffers. Assure the required note is provided on the plat: "The stream buffers shown heron shall be managed in accordance with the Albemarle County Water Protection Ordinance." Revise. 4. [14- 302(A) &14- 303(8)] Staff is concerned that the use of the term "Revised Lot 1" in the title of the plat and used throughout the plat is confusing. While the term was used to describe the lot in the recorded plat DB 4030 PG 589 as the lot was being revised from its original form; however, continued reference of "Revised Lot 1" suggests that Lot 1 is being revised again, when in fact Lot 1 is being consolidated with Lot 5. If appropriate discontinue the use of the "revised" terminology. Staff defers to the surveyor on this item. 5. [14- 302(8)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat.
