Preliminary comments for the following divisions of the Department of Community Development and other agencies, as applicable, are attached: Albemarle County Division of Zoning & Current Development (Engineer) Albemarle County Division of Zoning & Current Development (Planner) Albemarle County Division of Planning (E911) Albemarle County Division of Zoning Inspections Albemarle County Division of Planning (Architectural Review Board) Albemarle County Department of Fire Rescue Albemarle County Service Authority Virginia Department of Transportation Comments reflect information available at the time the development proposal was reviewed, and should not be considered final. However, the Site Review Committee has attempted to identify all issues that could affect approval of the proposed project. Please make the revisions that have been identified as necessary for preliminary approval by the Site Review Committee. If you choose not to make the requested revisions, please submit in writing justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17" copy to the Department of Community Development including responses to each of the attached comments of the Site Review Committee by October 21, 2012. Failure to submit this information by this date will result in suspension of the review schedule. Review will resume when revisions are submitted. Please see below for the following comments. A. Final Plat (SUB201300124) 1. Please label Laurel Park Lane on all sheets. 2. All existing public and private roads shall reference the recorded DB and page number. 3. For proposed roads, please label road names. Also, state if roads are public or private and include the label "VARIABLE WIDTH R/W ". 4. Please relabel all proposed drainage easements "permanent drainage easement." 5. On sheet V4, the label for L38 is "20' Drainage Easement." Please remove 20' in label. 6. The other arrow for the 20' drainage easement is not on line table. Please include. 7. The WP02013 -58 application is revising the stormsewer layout, sanitary sewer layout, and lot layout. Please ensure all revisions are reflected on plat. Clarify whether the internal access is intended to be a private street or alley and correct "Private Access" accordingly. 2. [14 -302 (A)(5)] Public easements. Provide the deed book and page number for the existing streets. 3. [14 -302 (A)(12)] Topography. Provide the existing and proposed topography. 4. [comment] Open Space. Comments on the plat cannot be given until construction approval is granted. Construction approval includes the plan approval as well as dedication of previous projects and the execution of a sewer capacity agreement.
