The following issues have been identified that will need to be adequately addressed for an administrative approval. Sign Illumination: Please revise the sign drawings for Sign A and Sign B to include the following note: "The logo cabinet shall have an opaque background. Only the cup with steam graphic shall illuminate." This requirement is based on the following: • The Albemarle County Zoning Ordinance requires that all internally illuminated, cabinet and box style signs in the Entrance Corridor have opaque backgrounds when illuminated — see ordinance section below: 4.15.15 REGULATIONS APPLICABLE IN THE ENTRANCE CORRIDOR OVERLAY DISTRICT In addition to all other regulations set forth in this section 4.15, the following regulations shall apply within the entrance corridor overlay zoning district: Certificate of appropriateness required. Prior to the erection of a sign that would be visible from an entrance corridor street, the owner or lessee of the lot on which the sign will be located shall obtain a certificate of appropriateness for that sign unless the sign is exempt under section 30.6.5(d). Authority and procedure for acting upon application for certificate of appropriateness. The authority and procedure for acting upon an application for a certificate of appropriateness for a sign shall be as set forth in section 30.6. Opaque backgrounds. All internally illuminated box -style and cabinet -style signs shall have an opaque background. • ARB General Sign Guidelines (page 13) state: "Cabinet signs shall have a non - illuminated background, or an opaque (zero light transmission) background." Sign Dimensions Please revise the drawings for Signs A, B & C to show the limits of the sign band and note the total width and height of the band on the drawing. For Sign A, consider reducing the size (height in particular) of the logo cabinet to allow more unoccupied wall space to show — framing the cabinet. This requirement is based upon the following Entrance Corridor Sign Guideline: The size of a wall sign shall be coordinated with the size of the architectural element on which it is placed. The sign should not overcrowd the architectural element, the wall, or the sign area. Buildings and building elements should not be used as a billboard. For example, an appropriate height for channel letters in a 30" high sign band is 18". This allows 6" of unoccupied space above and below the letters. Generally, 4" of clear space above, below, and to the sides of a channel letter sign is considered a minimum, with larger clearances required for larger sign bands. The ARB will consider the degree of visibility, the distance from the Entrance Corridor, and the architectural design of the building and the sign area in its determination of appropriate sizes and placement.
