Please adequately address the following comments for final approval: A) Site plan 1) [Comment I] Existing topographical information appears possibly outdated. All topography will be field verified by design engineer within the last year. [18- 32.6.6, 14- 302, Policy for date] [Revision 11 Comment partially addressed. Please provide the date of survey and surveyor on Sheet 1. 2) [Comment 11 Proposed contour 660 appears to be missing on the initial phase. [Revision 11 Comment addressed. 3) [Comment 1] All impervious areas will drain into SWM catchment structures. [Revision 11 Comment not addressed. It appears additional fdterra boxes are necessary and a few filterra boxes could be moved to other locations for more runoff treatment. Here is a list of recommended locations: a) NW corner before DI. b) Enlarge the filterra box going to DI 311 due to box to the west not capturing much runoff. Remove the one located to the west. c) On parking lot adjacent to Rte 240, provide box before DI -3B. 4) [Comment 1] Parking space next to building over unlabeled underground structures does not appear to have safe backing out area. [Revision 1] Comment not addressed. The travelway in that area also appears be unsafe. Please see attached image 2 for my travelway recommendation. Check if parking space requirement is still addressed. 5) [Comment 1] Dump ster pad area does not appear accessible to disposal trucks per one - way directional arrows as shown. [Revision 1] Comment addressed. 6) [Comment 1 ] Please show "tire path" for trash removal truck to dumpster pad area per Engineering Review Comments Page 2 of 4 AASHTO single unit truck standards. [Revision 1 ] Comment addressed. 7) [Comment 1] Island radii will be 3' minimum for safety. (Policy) [Revision 11 Comment not addressed. The dividers between the wash bays are okay as is, but all other areas should be a minimum of 3' radius per our policy. See attached image 2. 8) [Comment 1 ] Parking spaces in final phase need to be 18' from back of entrance radius to prevent queuing onto State Route 240. [Revision 1] Comment not addressed. Per VDOT, commercial entrances shall have a minimum throat length of 35' and a minimum entrance radius of 25'. 9) [Comment 1] Retaining walls will be labeled with maximum height (walls require building permits according to Building Official policy). Top and bottom elevations at grade changes should suffice for building permit reviews. [Revision 11 Comment addressed. There are no retaining walls over 41. 10) [Comment 1] Please show safety railing on retaining walls over 4' in height (building permit may be more strict) [Revision 11 Comment addressed. There are no retaining walls over 41. 11) [Comment I] Guardrail with VDOT designation will be shown for retaining walls next to parking or travelway. [Revision 11 Comment addressed. There are no retaining walls over 4'. New Comments 12) [Comment 21 It is not shown on the plan how the proposed gas line ties to the existing gas line. It appears there is a proposed building on the existing line shown on sheet 4. Please show or state the gas line has been relocated away from building footprint. 13) [Comment 21 On sheet 5, the proposed grading limits south of auto laundry extends to existing pavement. This area will need to be demolished. Please clarify or show on plans. See image 1 for pavement transition from existing site to auto laundry for initial phase. 14) [Comment 21 Please note the 18" concrete pipe to a DI running in a SE direction from the dumpster pad is not shown to be installed at the initial phase. This means the dumpster pad will be built, then demolished and rebuilt again in the final Phase. Please clarify. 15) [Comment 21 On sheet 8, please show the auto laundry facility (items from sheet 6) to make clear what is built when demo of the next phase begins. Engineering Review Comments Page 3 of 4 16) [Comment 21 On sheet 10, show waterline from auto laundry to connection. 17) [Comment 21 Provide CG -6 for entire curbs length where filterra boxes are located. Due to requested changes, additional comments and/or conditions may be forthcoming. B) Drainage, Stormwater Management and Mitigation Plan 1) [Comment 1] Previous plan WP0200900016 has expired per 17 -204.G of County Code. A new application, plan, and fee are required for review and approval. No review performed at this time. [Revision 11 Comment acknowledged. C) Erosion Control Plan 1) [Comment 1] Previous plan WP0200900016 has expired per 17 -204.G of County Code. A new application, plan, and fee are required for review and approval. No review performed at this time. [Revision 1] No response. Once these comments have been addressed, please submit 2 copies of the revised plans, calculations, and narratives to Current Development Engineering. Current Development Engineering is available from 2:30 -4 PM on Thursdays to discuss these review comments.
