HomeMy WebLinkAboutSDP201300051 Review Comments Final Site Plan and Comps. 2013-10-07County of Albemarle Department of Community Development Memorandum To: Ms. Cheryl Lynn Taylor, Velocitel From: Scott Clark- Senior Planner Division: Planning Date: October 7, 2013 Subject: SDP2013 -051 Britts Mountain — AT &T Wireless Facility The reviewing planner for the Albemarle County Department Community Development will recommend approval of the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. • [5.1.40(a)(4)(e)]: This section requires that the plan include all topography within 2,000 feet of the facility. • [5.1.40(a)(4)(f)]: On sheet TS -1, there are two arrows that refer to Note 5, and the arrows point to different items; please correct. • [5.1.40(a)(4)(f)]: Also on sheet TS -1, the plan refers to driplines within a 25 -foot radius of the monopole. This should be a 50 -foot radius. • [5.1.40(a)(4)(f)]: This section requires that all trees whose dripline is within 50 feet of the facility be shown on the plan. It also requires that all trees to be adversely impacted or removed, regardless of distance, be shown. It does not appear that all trees within 50 feet of the facility are shown. Please show the trees or confirm that no other trees are within the radius. • [5.1.40(d)(5)]: The plan does not specify whether or not the facility impacts critical slopes. Please show critical slopes on the plan. In particular, I'm concerned about the steep slope traversed by the access road to the facility. • [5.1.40(d)(5)]: This section requires that the base diameter of the monopole not exceed 30 inches. The plan shows a base size of 34 inches. Design Planner /Architectural Review Board Comments (Margaret Maliszewski) o This proposal will be reviewed by the ARB on October 21, 2013. Comments will be available after that meeting. Please see ARB- 2013 -148 for more information. County Engineer Comments (Max Greene) • Plan appears to show over 10,000 square feet of proposed land disturbance and requires a WPO plan, Application and fee. the WPO plan will be approved prior to final site plan approval per chapter 17 of the County of Albemarle Ordinance. • Plan appears to show critical slope disturbance and will require a critical slope waiver. • Travelway to facility doews not appear to meet VDOT standards per [18- 32.7.2.2.a, 14- 410] Please contact Scott Clark at the Department of Community Development 296 -5832 ext. 3249 for further information.
