The County of Albemarle Planning Division will grant or recommend approval of the boundary line
adjustment plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances
unless otherwise specified.]
1. [14- 302(A)(4)] Private easements. Please confirm location of 20' driveway easement. County
GIS records show access to 20 -27R through 30 -27Q. There appears to be an easement plat
recorded that relocated the driveway from that shown on the original subdivision. Please
reference the Deed Book/Page of this easement. It appears to be 1936/379; however clarification
on actual location of the easement should be verified.
2. [14- 302(A)(7)] Existing and departing lots lines. Please delineate departing lots lines with a
hatched line.
3. [14- 302(A)(10)] Right of further division of proposed lots. The plat shall contain the following
note: "Parcel [letter or number] is assigned [number] development rights and may /may not be
further divided. The residue of Tax Map /Parcel [numbers] is retaining [number] development rights
and may /may not be further divided and when further divided these rights shall not comprise more
than [number] acres. The residue of Tax Map /Parcel [numbers] is retaining [number] development
rights and when further divided it shall not consist of more than [number] acres." Since no
development rights are being affected you could also note that without providing the complete
reference above.
4. [14- 302(B)(7)] Reservoir watershed. This property lies within the South Fork Rivanna
Watershed. Please revise Note C to reflect this and remove "...and lies within an Albemarle... City
... Watershed ".
5. [14- 303(C)] Boundary lines. Either reference the build to line or remove the build to line within
the northern corner of 20 -27R as it confusing otherwise.
