SUB2013000162 Avinity - Easement Plat
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approval of the plat referred above when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.) [Each comment
is preceded by the applicable reference to the Albemarle County Code.]
1. [Comment] Engineering has reviewed this plat and provides the following comment: "The county
copy of the Avinity amendment seems to need about 45' into the neighboring property to cover the
safety shelf on the edge of the basin. (This plat shows about 30'.) In addition, there is a proposed
stormsewer and manhole (65C), part of the basin construction, which appears to require a drainage
easement on the same property."
2. [14 -302B. 14- 303(D), (0)] On the plat and in County Tax Records the owner information for
TMP 91 -16E is listed as Wallace B. Hughes and Ida Marie Hughes; however, Ida Marie is not
provided with a signature line on the plat. All owners of the property shall sign the plat. If
appropriate revise to provide a signature line for her.
3. [14- 302(A)(15)] Identification of all owners and certain interest holders. On the plat provide the
names and addresses of all the owners of the property.
4. [14- 303(A)] Statement of consent to division. Provide the following statement above the signature
panel for the owner (s): "The division of the land described herein is with the free consent and in
accordance with the desire of the undersigned owners, proprietors and trustees. Any reference to
future potential development is to he deemed as theoretical only. All statements affixed to this plat
are true and correct to the best of my knowledge. "
5. [14- 302(B)(5)] Zoning classification. Provide the zoning information for the property. It appears
the property is zoned R -1 and is located in the Entrance Corridor (EC).
6. [14- 302(B)(7)] Reservoir watershed; agricultural forestal district. Provide the required note: "The
property shown hereon does not lie within a water supply watershed, nor is it located in an
Agricultural Forestal District. "Revise.
7. [14- 302(B)(1)] General information. For future submittals, please provide the date of the last
revision.
