Perez- Senior Planner Division: Planning Services Date: December 12, 2013 Subject: SLJB2013000162 Avinity - Easement Plat The Planner for the Planning Services Division of the Albemarle County Department Community Development will recommend approval of the plat referred above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] [14- 302(A)(4 &5)] Private & Public easements. Proposed easements should be labeled with information indicating to whom the easement is dedicated. All existing easements should be labeled with the deed book, page number, and owner of record. If a proposed easement is for public use it shall be labeled as "dedicated to public use." Is the drainage easement for public use? 2. [14 -317, 14 -431] For the all proposed public easements provide the Deed of Easement for County Attorney review. Please provide planning staff this documentation and it shall be forwarded to the County Attorney for review. 3. [14- 303(c), 14- 302A(5)] The lengths on the revised variable width stormwater management easement does not appear to be correct, it currently reads, 1772.78' It previously read 177.43'. When scaling it out utilizing the 1 = 60' scale it appears it is truly in the hundreds rather than the thousands. Revise if appropriate. 4. [14- 303(c), 14- 302A(5)] Also, on the initial submittal of the variable width stormwater management easement the acreage of this area was 0.126 acres, then the easement was enlarged per Engineering's comment; however, the acreage did not change, rather it remained 0.126 acres?
