Subject: SUB2013000168 Stillhouse Ridge Easement Plat
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approval of the plat referred above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [Comment] For Lot 3, on the plat depict topography to include critical slopes with
special attention to the "New 30' BMP Access Easement ". This information shall be used
by staff to determine if work in the new easement shall disturb critical slopes onsite. If
critical slopes are to be disturbed by the relocation of the access easement a critical slopes
waiver will be required prior to approval of the plat.
2. [14- 302(A)(4 &5)] Private & Public easements. Proposed easements should be labeled
with information indicating to whom the easement is dedicated. Sheet 4, the proposed
"private access easement" should reference which lot it is to serve. For example, if
appropriate: "New 20' BMP Access " and "New Private Access Easement to serve Lot 9 "
3. [14- 303(0)] Sheet 1, under the Agent's signature panel either remove "SUB2013_" or
complete this section with "SUB2013- 168 ". Revise.
4. [14- 302(B)(1)] General information. For future submittals, please provide the date of
the last revision.
5. [Comment] County records depict a single shared access for Lots 2 and 3; however, with
this proposal it appears that each lot will obtain its own access onto Stillhouse Ridge lane.
As such VDOT shall approve the new entrance to the lot on the state road, Stillhouse
Ridge Lane. Planning staff is awaiting VDOT review/ approval.
6. [Comment] Engineering reviewed the plat and has no objection.
