The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(4 &5)] Private & Public easements. Provide the location and dimensions of all existing and
proposed easements. Existing easements should be labeled with the deed book and page number and the
owner of record.
2. [14- 302(A)(7)] Existing and departing lot lines. Provide the location of departing lot lines.
3. [14- 302(A)(11)] Instrument creating property proposed for subdivision. Provide accurate deed book and
page reference(s) for the instrument whereby the parent parcel was created; the main reference provided
seems to be for the sale of one of the condo units. DB 889 PG 612 appears to be the original Declaration and
Articles of Incorporation for the condominium association, but more research may be necessary to properly
reference the creation of the parcel itself.
4. [14- 302(A)(14)] Land to be dedicated in fee or reserved. Label the special lots with "dedicated to public use"
or whatever "public use" notation the City requires, if different.
5. [14- 302(8)(1)] General information. Provide plat copies that are printed to scale.
6. [14- 302(8)(6)] Tax map and parcel number. The subject parcel has been assigned TMP 061ZO- 05 -00-
000AO; add this information to the plat.
7. [14- 302(8)(6)] Tax map and parcel number. The parcel adjacent to Special Lot X2 is TMP 061ZO- 05 -00-
001A0; please revise.
8. [14- 302(8)(10)] Stream buffers. Indicate the location of the stream buffer on Special Lot X2.
9. [14- 303(A)] Statement of consent to division. The County's standard consent statement was revised effective
January 1, 2014 to be in compliance with state code. Please revise the statement on the plat to the following:
"The platting or dedication of the following described land [insert a correct description of the land subdivided]
is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees
if any."
10. [14- 303(C)] Boundary lines. It appears that a small area of boundary information may be missing in the SE
corner of Special Lot X2; please verify that all boundary information is provided.
11. [14- 303(D)] Acreage of Lots. The note provided regarding the starting acreage of TMP 061ZO- 05- 00 -000AO
is odd; does this plat certify the 13.37 acre unrecorded boundary?
