HomeMy WebLinkAboutZMA201300012 Review Comments Private road request 2014-01-08County of Albemarle Department of Community Development Memorandum To: Megan Yaniglos, Current Development Planning From: Michelle Roberge, Current Development Engineering Review Date: 7 January 2014 Subject: Rivanna Village (ZMA201300012) private road request I reviewed the request for Cattail Court as a private road and recommend approval per §14-233, "[w]hen private streets in development areas may be authorized" and per §14- 234(2). §14-233.A.1 (ii) The subdivision design would allow it to better achieve the density goals of the comprehensive plan; Townhomes are proposed instead of single family dwellings. Overall, this area helps achieve density goals. §14-233.B.1 Subdivision containing attached dwelling units or non-residential uses. The proposed private street(s) would be in a subdivision containing attached dwelling units or non-residential uses where the units, groups of units, or non-residential uses are to be located on individual lots. Cattail Court is suitable to serve as a frontage road for 40 townhomes. Therefore, this satisfies this section of the ordinance. The private street will be in a subdivision containing attached dwellings where units will be on individual lots. Criteria from §14-234(C) The proposal meets the requirements of items 1-5. Please note the road standards for a private street can be found in §14-412(b), [p]rivate streets in the development areas.
