Subject: SUB 201400034 Goolsby — Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment
Plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14-302(A)(10)&18-10.3.1] Right of further division of proposed lots. Amend note 6 to indicate that
revised parcel 70 -41 is assigned 6 development rights. One development right was derived from the
original boundaries of TMP 70 -41 B. When used it shall be within the December 1980 boundaries. Five
development rights are derived from the original boundaries of 70 -41. When used they shall not
comprise of more than 31 acres and shall be within their December 1980 boundaries.
2. [14- 302(8)(10)] Stream buffers. Note 10 references stream buffers "shown hereon" though no stream
buffers are shown. The buffer is not present on the portion of the parcel shown on the plat but it would
be helpful to show the buffers on the vicinity map. You may consult the county's GIS for locations of
stream buffers. Please retain this note.
3. [14- 303(A)] Statement of consent to division. The County's standard consent statement was revised
effective January 1, 2014 to be in compliance with state code. Please revise the statement on the plat to
the following: "The platting or dedication of the following described land [insert a correct description of
the land subdivided] is with the free consent and in accordance with the desire of the undersigned
owners, proprietors and trustees if any."
4. [14- 302(8)(1)] General Information. When the plat is revised, please provide the date of the last revision
on the plat.
