SDP - 2013 -042 New Hope Church- Final Site Plan
The Planner for the Planning Services Division of the Albemarle County Department Community
Development has the following comments (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
Conditions from Initial Site Plan:
1. [32.5.2(a)] 32.5.1 (a)] The plans need to be printed with black or blue ink. This is so
reductions and copies can be easily made. Revise to be printed not in color.

2. [32.5.2 (a); 32.5.2 (e)] General information, Existing landscape features. The whole
parcel needs to be shown. Provide an existing conditions plan sheet that has the whole
parcel, boundary dimensions, topography, landscaping etc.

3. [32.5.2 (a)]General information. The conditions of the special use permit need to be
stated exactly on the sheet. Revise to the exact language.

4. [32.5.2 (a)] General information. Provide the parcel number and use of the abutting
parcel to the east of the property.

5. [32.5.2 (c)] Phase lines. The phase lines need to close. It is unclear if some of the
improvements are within Phase I or Phase II.

6. [32.5.2 (d)] Topography and proposed grading. The topography being shown is not
sufficient. Provide topo for the entire site with sufficient offsite topography no less than
fifty (50) feet outside of the site.

7. [32.5.2 (d)] Topography and proposed grading. It appears that not all critical slopes are
being shown and the ones that are being shown are not accurate for the field run
topography provided. If using field run topography, indicate all slopes 25% or greater

with shading. If using the County GIS critical slopes, you also need to use the County's
topo. You cannot mix and match within the proposed development area, either use all
field run information, or all County information.

8. [32.5.2 (i)] Streets, easements and travelways. Show the right -of -way lines and widths
for the existing streets.

9. [32.5.2 (m)] Ingress and egress. Show the distance to the centerline of the nearest
existing street intersection from the proposed ingress and egress.

10. [32.5.2 (n)] Existing and proposed improvements. Please show the following:
a. Dimensions of walkways. Are the ones shown typical? Other pavement
dimensions are not labeled, provide the dimensions.
b. Outdoor lighting. Is any lighting being proposed? If so please show the locations.
c. Other paved areas. Provide the dimensions for the plaza areas.
d. Provide the proposed paving materials for all walks, parking lots, and plaza
areas on the plan.

11. [32.5.2 (p)] Landscape plan. Provide a landscape plan that complies with section 32.7.9.
Final: See comments on landscape plan below.
Final Site Plan Comments:
1. [32.7.9.6(b)] Provide information on how many parking lot trees are required and how
many are provided with a notation on the plan.
2. Sheet L2 has a typo- Improvements is spelled incorrectly.
3. Comment (not requirement): Has the private issue with the well be resolved with GE?
