The County of Albemarle Division of Planning will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [14- 302(B)2] Name of plat preparer. The seal of the plat preparer must be added to the plat before final
approval.
2. [14- 302(A)5] Public easements. The deed book and page number listed for existing Park Ridge Drive
easement and existing sanitary sewer easements appear to be incorrect. Please revise to show correct
deed book and page number.
3. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain
improvements that are not to be maintained by the county or any authority or other public agency, the
subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of the
improvement. Street trees within the public right -of -way will not be maintained by the County or VDOT.
Please provide a copy of the maintenance agreement for the maintenance of street trees within the
subdivision.
4. [Comment] Remove asterisks from setback notes on page one.
5. [Comment] This plat cannot be approved until ACSA, Parks, VDOT, and Fire Rescue complete their
reviews and grant their approval. Their comments will be forwarded upon receipt. Inspections and E911
have completed their reviews and have no objections. Engineering comments have been provided.
