RE: ARB- 2013 -157: Stonefield Phase 2 (Costco) Final Site Plan and Building Plans
Dear Chris,
I have reviewed the plan with revision date of 2/24/2014 submitted for the above -noted application and I
have the following comments.
1. The Sign -Vue fixture does not appear to be a full cutoff fixture and the "will be full cutoff' note is
unclear. Please replace the Sign -Vue fixture with a fixture that is full cutoff according to the County's
definition.
2. The XA -3 fixture in the fixture type table on LT -0 says the pole fixture is 18' high. Please revise the
height to 17'6 ", to meet the ARB's 20' limit, including the 2'6" base.
3. ARB comment 19 required that the color of the garage doors match the adjacent wall. The matching
colors were shown in the drawings displayed at the December 16 2013 meeting and on the elevations
that were recently submitted. However, the finish schedule identifies #7 "cool gray stone" for the wall
surface and #32 "tan" for the doors. Revise #32 say "to match cool gray stone ".
4. The AR, GT, and AG quantities listed in the plant schedule appear to be short by 1 each. Please
confirm/correct the quantities.
5. 73 EA, 9 AG, 3 EK and possibly 2 AR make sense when distinguishing between "total" and
"permanent" landscaping in Block G. However, the 14 PA and 2 of the AG don't. Please adjust the
schedules to add 14 PA and 2 AG to the "permanent" schedule.
6. The EK shrubs should be listed as 30" high at planting in the landscape schedules.
7. There still appear to be conflicts between trees and pipes. Several trees are located on top of the pipe
that runs along the south side of the site. Other trees are located on top of pipes or very close to pipes
in various other locations throughout the site. The trees should be shifted to avoid the conflicts
without reducing plant quantities. Alternatively, confirm that the pipes are deep enough to avoid
conflicts. We are happy to meet with you to review the locations of the conflicts or to coordinate on
this issue in any other workable manner.
Please provide:
1. One set of revised drawings addressing each of these conditions.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also.
3. The attached "Revised Application Submittal" form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued.
