Commissioner February 18, 2014 Mr. Johnathan Newberry County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SDP - 2014 -00001 Old Trail Village Blocks 12 and 15 — Initial Site Plan Dear Mr. Newberry: We have reviewed the Preliminary Site Plan for Old Trail Village Block 12 & Block 15 dated January 3, 2014 as submitted by Roudabush, Gale & Associates, Inc. and offer the following comments: A turnaround that is located within dedicated right -of -way needs to be provided for Lower Loop Lane at the intersection with Private Road `A'. Sanitary sewer manhole 106 needs to be located outside of the right -of -way for Lower Loop Lane. 3. Sanitary sewer manhole OT 10 -4 needs to be relocated outside of the paved surface of Lower Loop Lane. I would recommend extending the sewer line to the north side of Lower Loop Lane so that if this sewer line would ever need to be used, the paved road would not need to be cut in the future. 4. The preference would be that the drop inlet located on the north side of Lower Loop Lane, just east of Private Alley `A' would connect directly to structure 18 rather than connecting to structure 16. 5. The alignment of Lower Loop Lane and Fielding Run Drive should be adjusted so that they intersect more perpendicularly. 6. Calculations for the pavement design will need to be provided for review. 7. The street specifications table should be updated to reflect the road names rather than road `B', `C' or `D'. 8. What side of each street is proposed to have parking? 9. The storm sewer should run from structure 32 to structure 34 instead of connecting through structure 32A. If you need additional information concerning this project, please feel free to contact me.
