Dear Mr. Wolf:
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
January 21, 2014. The Board, by a vote of 4:0, approved the request, pending staff administrative approval of
the following conditions:
1. Provide specs for the various types of glass, noting reflectance off the outside pane.
2. Coordinate the mechanical equipment with existing landscaping and utilities. Position shrubs to
ensure that mechanical equipment is screened from view.
3. Clarify whether or not site and /or building lights are proposed and coordinate the lighting notes on
the cover sheet and the lighting information on Sheet 8 accordingly.
4. Add the standard mechanical equipment note to the plan. "Visibility of all mechanical equipment
from the Entrance Corridor shall be eliminated."
5. Provide large shade trees, 3'/2" caliper at planting, 35' on center along the Rt. 250 frontage of the
site. Provide a transition in landscaping from the undeveloped portion of the site to the developed
portion of the site to avoid an abrupt edge.
6. Correct the discrepancies between the plan and plant list regarding the VT, SA and JV plants.
7. Coordinate the plan regarding the fence location and the fence details.
8. Provide large shade trees, 2'/2" caliper at planting, along the Rolkin Road side of the site and
along the entrance drive, spaced 40' on center, or provide an equivalent quantity if not regularly
spaced.
9. Provide large trees, 2'/2" caliper, 40' on center, at the perimeter of the parking lot.
10. Provide a total of 2 large interior parking lot trees at 2'/2" caliper minimum.
11. Add the standard landscape note to the plan. "All site plantings of trees and shrubs shall be
allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs
and trees shall be pruned minimally and only to support the overall health of the plant."
12. Coordinate the grading shown on the plan with the proposed limits of work.
13. Maintain all proposed grading outside the drip line of trees to remain.
14. Coordinate the plan regarding the stair location and the stair details.
15. Landscaping shall be sufficient to ensure that cars in the parking lot will not be visible from the
EC.
16. Provide a sample panel on site to show that the base color will not be too bright.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting
the changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
