Subject: SUB 201300125 State Farm Blvd & South Pantops Drive Sidewalk — Easement (TMP 78 -67)
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(4)] Private easements. Please verify that the deed language allows for all work proposed within
existing easements.
2. [14- 302(A)(5)] Public easements. A separate Deed of Easement may be required; has this been coordinated
with the County Attorney's Office?
3. [14- 302(8)(1)] General information. This application was originally submitted in September 2013, but due to
an internal snafu was never reviewed. A revision to this plat (sheet 2 only) was mistakenly submitted with
SUB201300176; that revision addresses many of these comments, but wasn't formally submitted under this
application number. Notes have been added where the mistake submittal addresses comments, but the
revisions should be submitted under this application. Additionally, the cover sheet for this application needs
to be revised to coordinate revision dates between both sheets.
4. [14- 302(8)(7)] Reservoir watershed. Revise the note regarding the watershed to indicate that this property is
not located within a water supply protection area. (This has been done on the sheet mistakenly submitted with
SUB201300176)
5. [14- 303(C)] Boundary lines. Dimension the exterior boundary lines of the property. (This has been done on
the sheet mistakenly submitted with SUB201300176)
6. [14- 303(H)] Monuments. Provide the location and material of all permanent reference monuments.
Monuments found or installed prior to plat recordation may be referred to if they are permanent and
undisturbed. If any monument required by this chapter will be installed after recordation of the final plat, the
certification of the professional engineer or land surveyor shall so note. (This has been done on the sheet
mistakenly submitted with SUB201300176)
7. [14- 303(1)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two
(2) permanent monuments on the exterior boundary of the property and further tie to existing street
intersection where possible and reasonably convenient. (This has been done on the sheet mistakenly
submitted with SUB201300176)
8. [Comment] This plat cannot be approved until ACSA completes their review; comments will be forwarded
upon receipt.
