The Early Grading Erosion & Sediment Control Plans (WP0201400021) submitted 18 April 2014
has received Engineering Review and appear to meet Albemarle County minimum checklist
items for engineering approval. 2 additional copies of the water protection plans will be
submitted for approval and distribution during the pre - construction meeting.
The forms and instructions to request the Water Protection Ordinance Bond amount can be found
on the Community Development Department Web site at

You may contact Ana Kilmer (Albemarle County Department of Community Development) at
ext. 3246 for further information on bonding procedures.
Once the E &SC bond has been posted and the extra copies are received, you may contact the
Department of Community Development to arrange a pre - construction meeting with a County
Erosion & Sediment Control Inspector. Should the County Inspector find the limits of
disturbance increased or the need for additional control measures required to protect the site,
additional fees will be required.
[17- 204.G] An approved erosion and sediment control plan shall be void if the owner fails to obtain a grading,
building, or other permit for activities involving land disturbing activities within one (1) year after the date of the
approval.

The Early Grading Plans (WP0201400021) submitted 11 March 2014 have received
Engineering Review and do not appear to meet Albemarle County minimum checklist
items for approval. The following items will be adequately addressed prior to final Early
Grading Plan approval:
1. All topography should be at least visually field verified by the designer within the last
year [ 18- 32.6.6, 14 -302, Policy for date] Please state this on the plan.
2. Limit of disturbance appears to run off the page. Please show all areas on the plan.
3. Please show dust controls on the plan.
4. Please note on the plan that it will be critical for the contractor to keep the roadside ditch
separate from the site so no off -site water enters the sediment basin #1, or else the basin
will need to be enlarged to accommodate the additional drainage area.
5. Please show the stock pile areas for topsoil or state where the topsoil will be taken off -
site.
6. Please update management strategies and sequences notes for this site. Appears to be for
another site near a fire station.
7. Does site have excess fill or cut material in excess of 10,000 cubic yards? If so, please
show or state on plans along with location of waste or borrow area.
8. Please show staging, parking, and/or materials storage areas or other construction related
areas on the plan.
9. Please place a sediment trap at the top of DD to catch the runoff from the proposed
drainage swale. The drainage swale perpendicular to a diversion will cause the diversion
to fail.
10. Please address MS -19 requirements.
11. Please place a note on the plans for the contractor to maintain the drainage divide to the
basins as shown on the plans to prevent overloading either basin.
12. Basin #2 needs safety fence and signage.
13. Please show the dewatering snout on the basin details.
14. Please clarify the location and design of the emergency spillways from the basins.
15. Anti -seep collar for sediment basin #1 detail will need to match the calculations.

16. Please show the baffles required to achieve the 2:1 inlet to outlet ratio and construction
details.
17. Please show a typical section for each temporary channel or diversion, referenced from
the plan sheets. Existing ground should be shown at the maximum cross -slope on the
plan.
18. VDOT approval for entrance location will be required.
Due to requested changes additional comments or conditions may be forthcoming prior to
final plan approval.
Once these comments have been addressed, please submit 3 copies of the revised plans,
calculations, and narratives to Current Development Engineering along with the required review
fee and transmittal form.
Current Development Engineering is available from 2:30 -4 PM on Thursdays to discuss these

included in order for it to be approved shall be deemed to be withdrawn if the owner fails to submit a revised plan addressing the
omitted modifications, terms or conditions within six (6) months after the owner is informed of the omitted information as
provided under paragraph (B).
