RE: SDP201400032 Montessori Community School — Minor Amendment
Dear Mr. Mantle:
Your Minor Amendment application has been reviewed. In order for the amended site plan to be
approved the following revisions are required:
[Comment] This site plan is not in conformance with the conditions of the special use permit (SP
2009 - 00001) as it relates to conditions requiring fencing. In order for the plan to be approved it
either needs to include the required fencing or there needs to be an approved amendment to
the SP which removes or changes the fencing conditions (SP2014 -00002 currently under
review). Zoning will make an official determination about whether the other changes such as the
location of stormwater facilities on the proposed site plan are in conformity with the approved
SP. Zoning comments will be forwarded upon receipt.
REV 1: Amend site plan so existing and future fencing conditions are clear. Remove words
"fence to be demolished" along southern property line as there is currently no fence in this
location. Label existing fence type on southwestern portion of property (fencing that is around
the garden) so it is clear that this is not part of the chain link fence required for demolition.
Change the symbol for the proposed fence to match the proposed fencing symbol in the
legend (or change the legend symbol accordingly). The symbol used appears similar to the
guardrail symbol.
[Comment] This site plan is a minor site plan amendment to previously approved site plan
number SDP 2008 - 00098. Please include the original site plan number and title on the plan,
preferably within the title section.

3. [Comment] Proposed changes. Provide a list of proposed changes on the site plan and provide
graphic delineation of proposed changes (bubble or other symbol).

4. [32.5.2a] General information. For current zoning in project data notes, include Entrance
Corridor (EC).

5. [32.6.2i] Parking. It appears you are expanding the number of parking spaces in the parking area
but the parking schedule on Sheet 01 has not been amended to reflect these changes. Please
clarify or provide an updated parking schedule with an accurate number of parking spaces
existing, proposed and required.

6. [32.6.2k] Outdoor lighting. Is any outdoor lighting proposed? Plans show lighting details but no
lights seem to be shown on the plans (previous plan shows five proposed wall mounted lights on
upper & lower elementary building). Please show locations of all proposed and existing outdoor
lights, if any.

7. [32.6.2.j & 32.7.9.4 -9] Landscape plan. The plan shows changes to landscaping including
addition of rain garden, changes to buffering trees and parking area trees. However, landscape
requirements description has not been amended to reflect these changes. Please update the
description to include proposed changes and provide adequate information to show that all
landscaping requirements are met. Also, include property owner signature on conservation
checklist.

conservation checklist prior to submitting final plans for approval.
8. [Comment] Fix overlap between Vicinity Map and General Notes on Sheet 01 so that both are
legible.

9. [Comment] For minor site plan amendments the Planner's signature is all that is required. You
may delete the other reviewers from the approval panel.

10. [Comment] This amendment cannot be approved until Inspections, Engineering, ARB, VDOT,
ACSA, Fire Rescue, and E911 complete their reviews and grant their approval. E911, VDOT and
Inspections have reviewed the plan and have no objections. Engineering, ARB, Fire Rescue, ACSA
comments, if any, will be forwarded upon receipt.
Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The
Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's
website which may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to
submit a revised final site plan to address all of the requirements within six (6) months after the date of
this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
