The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
Planning
1. [Section 14- 302(A)(3)] Existing or platted streets. Please add a label to identify `Buddys Place Lane" above the
width and deed information.
2. [Section 14- 302(A)(4)] Private easements. Please add the name(s) of the owner of record for the existing 40'
access easement on Parcel 5A.
3. [Section 14- 302(A)(9)] Building sites on proposed lots. Please add a note that indicates each lot has a building
site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance.
4. [Section 14- 302(B)(7)] Reservoir watershed; agricultural forestal district. Please revise the watershed note to
indicate these properties "lie within a water supply protection area. Specifically, they are located in the South
Fork Rivanna Reservoir water supply watershed."
5. [Section 14- 303(E)] Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. Please revise the "New 30' Access Easement" to be a "New 30' Private Street" and submit a private
street maintenance agreement for County Attorney approval using the template found on the County website.
6. [General Comment] Please remove the note referencing Section 14 -514 of the Albemarle County Code.
