This site plan is within the Authority's jurisdictional area for: ✓ A. Water and sewer B. Water only C. Water only to existing structure D. Limited service ✓ 2. An 8 inch water line is located approximately On Site distant. 3. Fire flow from, nearest public hydrant, located distant from this site plan, is Gpm + at 20 psi residual. ✓ 4. An 8 inch sewer line is located approximately 15' distant. 5. An Industrial Waste Ordinance survey form must be completed. ✓ 6. No improvements or obstructions shall be placed within existing or future easements. 7. and plans are currently under review. 8. and plans have been received and approved. 9. No plans are required. 10. Final and plans are required for our review and approval prior to granting tentative approval. 11. Final site plan may /may not be signed. 12. The ACSA does not reserve capacity. Revise cover note about easements being centered so it calls out water and sewer easements instead of utility easements. Albemarle County has stated that they are required a road plan for the 30' private access easement. Review of the road plan by the ACSA is required. Remove easement call -outs which reference a new utility easement. Reference the new easement as a "New Variable Width Waterline Easement Hereby Dedicated to the ACSA." The sewer easement which extends 145.16' along N76 °06'53 "E from the existing 32' Utility easement should be private. Revise the easement so it is not dedicated to the ACSA. The Albemarle County Service Authority (ACSA) has no technical comments on the SUB being reviewed. Engineering comments are usually reserved for the site plan review stage. Subdivision plats should correctly show ownership of properties and existing easements. Recordation of new easements should occur before dedication to and acceptance by the ACSA. The ACSA can review the proposed subdivision plat and determine if it is included in the jurisdictional area for water and /or sewer service. Water and /or sewer connections to the ACSA system are allotted on a first come, first served basis at the time connection fees are paid.
