The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
Planning
1. [Section 14- 302(A)(4)] Please show the dimensions of the Commonwealth Natural Gas Corp. right -of -way.
2. [Section 14- 302(A)(6)] Please show the boundary of the new private street all the way from the intersection with
State Route 20 to the edge of the proposed boundary line of Parcel B. Please also revise the label of the access
easement to be a "New 30' Private Street."
3. [Section 14- 302(A)(10)] Please revise Note 10 to state "Parcel A contains 5 development rights and may be
further divided and when divided these rights shall be used within its 1980 boundary. Parcel B contains 0
development rights and may not be further divided."
4. [Section 14- 302(B)(2)] Please add the name of the person who prepared the plat.
5. [Section 14- 302(B)(5)] Please revise Note 9 to indicate this parcel is also zoned Entrance Corridor (EC) overlay
district.
6. [Section 14- 302(B)(7)] Please add a note to indicate this property is not within an agricultural- forestal district,
nor is it within a water supply watershed.
7. [Section 14- 302(B)(10)] The County Engineer has determined that all streams within the County have a 100 foot
buffer on each side of the stream. Please show this buffer on the stream and add a note that states "The stream
buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance."
8. [Section 14- 303(A)] Please revise the statement under the Owner's Approval to match the language in this
section.
9. [Section 14- 303(0)] Please add a signature panel for the agent of Orange County to sign.
10. [Section 14 -309 and 14 -310] Please submit Health Department approval for this subdivision. If none, please
submit soils information for the Health Department to review.
11. [Section 14 -316] Please submit evidence of approval of the entrance onto the public street from VDOT.
12. [Section 14 -317] Please submit a private street maintenance agreement for the new private street for approval by
the County Attorney's office.
