(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) Planning 1. [Section 14- 302(A)(4)] Please label existing easements with their deed book and page number and the name(s) of the owner of record. Please label any new easements as "proposed." Please add the names "John W. Smith and Emily W. Chewning" as the owner of record for the Existing 30' Access Easement under DB 3812 PG 87. Also, please review page two of this document. Under the section titled "Extension of Street," the Declarants created a 30 foot wide non - exclusive right -of -way for ingress and egress. Is this section referring to the same proposed access easement that is shown on the plat as 20' wide? Please confirm whether this access easement should be 20' or 30' wide. 1. [Section 14- 302(A)(15)] Under Note 1, please note the tax map and parcel numbers of each parcel owned by John W. Smith or Emily W. Chewning. Alternatively, you could label each parcel with the owner of record. 2. [Section 14- 302(B)(5)] Under Note 6, please note this property is also zoned Entrance Corridor (EC) overlay district. 3. [Section 14- 302(B)(7)] Please revise Note 11 to remove the notation regarding the Mechunk Creek watershed because this area is not located in a water supply protection area. Alternatively, please note "this property is not located within a water supply watershed." 4. [Section 14- 303(A)] Please update the statement of consent to division under the Owner's Approval to match the language shown in this section of the Subdivision Ordinance. 5. [Section 14- 309/14 -310] As a result of this adjustment, residue parcel 115 will be less than five acres. Please submit soils work for evaluation by the Health Department. ✓ We determined that the approved soils work from Travis Davis at VDH (dated 7 -16 -2009) used for SUB200800186 can satisfy this requirement. 6. [Question] Is the Jan. 7, 2003 date in the Surveyor's Statement correct? Please contact J.T.
