Subject: SUB 201400118 Wellington Estates LLC — Rural Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)10] Right of further division of proposed lots. The letter from John Shepherd dated April 13, 2006
stated that Parcel X had five theoretical development rights derived from Tax Map 94 Parcel 21; please
clarify Notes C & D to say the development rights must be used within the 1980 boundary of TMP 94 -21.
2. [14 -307] Stream Crossings. Please add a note to the plat indicating that any future improvements to create
a road or driveway serving one or both of these lots that crosses the stream buffer will require the submittal
of a WPO plan.
3. [14 -309 & 14 -310] Soil evaluations & Health director approval of septic systems. The submitted soils
evaluations were forwarded to the Health Department on July 29, 2014; the plat cannot be approved until
their approval is received.
