Preliminary comments are listed below: Albemarle County Division of Planning (Planner) • Brent Nelson, Planner, bnelsongalbemarle.org • Albemarle County Code [Section 30.7.5, a] Steep Slopes Overlay District, Design Standards: See County Engineering comments below regarding proposed wall with 7' height not meeting design standards. Albemarle County Division of Engineering: • Max Greene, Engineer Technician, mereene .albemarle.org • The retaining wall is in a critical slope area per County GIS designated as "Managed Slope ". Managed Slope areas are not to have retaining walls with exposed faces taller than 6 feet. To keep the plan in accordance with the Albemarle County Code, please adjust the height of the wall or break the area up into multiple walls per [18- 30.7.5.a] • Please submit a Wall Construction plan for this site. The Wall design will be the same as the design used for the wall building permit. + Waiting for WPO approvals (WP0201400041) • Waiting for Stormwater Credit confirmation from the State. Forwarded all a -mails from consultant to County Engineer for clarification on VSMP requirements. For those reviewers with outstanding comments, please work directly with them from this point on to satisfy those comments and have them notify me when their tentative approval has been obtained. Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a revised final site plan to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer. This site plan is within the Authority's jurisdictional area for: ✓ A. Water and sewer B. Water only C. Water only to existing structure D. Limited service ✓ 2. An 8 inch water line is located approximately on site distant. 3. Fire flow from, nearest public hydrant, located distant from this site plan, is Gpm + at 20 psi residual. ✓ 4. An 8 inch sewer line is located approximately on site distant. 5. An Industrial Waste Ordinance survey form must be completed. ✓ 6. No improvements or obstructions shall be placed within existing or future easements. 7. and plans are currently under review. 8. and plans have been received and approved. 9. No plans are required. ✓ 10. Final water construction plans may be required (see comments below). 11. Final site plan may /may not be signed. 12. RWSA approval for water and /or sewer connections. 13. City of Charlottesville approval for sewer. ✓ Comments: • Advise if a sprinkler system will be installed in this building. Based on conversations with the Department of Fire Rescue, the fire flow requirement for your building (based on square footage, building material and no sprinkler) is 2,250 GPM for 2 hours. The ACSA is scheduling a fire flow test to confirm that the AWWAQ20 of 2,250 GPM for the fire hydrant coverage will not be possible. If a sprinkler system is installed the required fire flow would be 1,500 GPM for 2 hours. All fire flow requirements outlined in my comments are for informational purposes only and are required to be confirmed by Robbie Gilmer with the Department of Fire Rescue. • If a sprinkler system will be installed, the fire line should be extended from the existing gate valve on the stub -out located to the east of the proposed building.
