Subject: SUB201400127 South Ivy, Phase II — Final
The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
Planning
1. [Section 14- 302(A)(3)] On Sheet 1 and Sheet 2, please change the name of "Fox Run Way" to "Fox Run Lane."
2. [Section 14- 303(J)] Please provide evidence of compliance with Condition #5 of the Preliminary Plat approval
(attached below).
3. [Section 14- 302(A)(4) or Section 14- 302(A)(5)] On Sheet 2, please add the name of the owner of record for the
existing 20' drainage easement on Lot 18. Also, if the proposed drainage easements are meant to be public,
please label them as "dedicated to public use."
4. [Section 14- 302(A)(10)] On Sheet 1, please add a note to indicate that Lots 1 -5 and the Residue may not be
further divided.
5. [Section 14- 302(A)(12)] On Sheet 2, please add the topography according to this section.
6. [Section 14- 302(A)(13)] On Sheet 2, please show any existing or proposed stormwater management facilities and
any other related improvements.
7. [Section 14- 302(B)(7) and Chapter 17] On Sheet 1, please change Note 1 to state that this area is located in the
South Fork Rivanna Reservoir water supply watershed.
8. [Section 14- 303(K)] A temporary turnaround is no longer required. On Sheet 2, please remove the temporary
turnaround.
9. [Section 14 -309 and 14 -310] Please submit soils work or evidence of Health Department approval for each
proposed lot.

1. Before approval is given the applicant needs to show the correct road name on the plat. The correct road name is
"Fox Run Lane ". Please correct this before re- submitting the final plat.

Engineering
1. Approved VSMP plans are required prior to final plat approval.

RE: SUB 2004-00333 Echols Subdivision: Tax Map 44, Parcels 33G, 33G1, 33G2, 33G3, 33G4,
33G5, 33G6, 33G7
Dear Mr. Miller:
The Albemarle County Planning Commission, at its meeting on January 4, 2005, approved the above-
noted petition.
Please note that this approval is subject to the following conditions:
The Department of Community Development shall not sign the final subdivision plat until final approval forthe
following conditions has been obtained. The final subdivision plat shall not be signed until the following
conditions have been met:
1 . A completed application and fee for erosion control and stormwater management. [17- 203, 17-303]
2. A BMP plan or equivalent Mitigation Plan, computations, and maintenance agreement. It appears
there is adequate space for BMPs if needed.[17-203, 17-303, 17-304, 18-32.7.4]
3. An erosion and sediment control plan, narrative and computations. [14-311, 17-203, 18-32.7.4.3]
4. Road plans, pavement design sheets, and drainage computations. VDOT approval will be required
for the public roads. [14-512,14-304, Policy]
5. The cul-de-sac at Fox Run Way will need to be removed with the extension of the road and the right
of way around the cul-de-sac platted back to the lot owners that front this area.
6. Road plans and drainage computations will need to be submitted for review and approval.
7. All improvements must be built or bonded.
8. Anglers Way is a conflicting road name with an existing road. Submit a list of three (3) road names for
approval prior to final plat approval. [E-91 1 requirement]
9. Health Department approval of all drainfield locations. [14-309, 14-310]
10. The 75 foot undisturbed buffer that is shown across lots 4, 5, 6 and 7 must truly be undisturbed,
including but not limited to driveway construction, utilities and any disturbance. If it has been
disturbed by the early clearing activity, then it must be restored as wooded area. The disturbance

should be shown on the Erosion and Sediment Plan. No driveways can be placed in the 75 foot
undisturbed buffer.

We have reviewed the final plat for South Ivy, Phase lI dated June 2I, 2013 as submitted by
Dominion Engineering and offer the following comments:
1. The temporary turn around easement should be dimensioned on the final plat.
2. There is a note reference shown with the temporary turn around, but no note could be
found associated with the turn around easement.
