1. Furnish boundaries for easements that are beyond public rights -of -way (ref. AC Ch. 14 § 208.2; 303.C.) and
not centered on as -built locations. Furnish easement boundaries with bearings in degrees, minutes and
seconds. Curvilinear data shall include radius, central angle, arc length, and tangent distance. Six (6)
easement types are shown on sheet 2 (proposed plat, d. April- 28 -14): 10' sidewalk; variable width drainage;
20' ACSA waterline; 20' ACSA sanitary sewer; 12.5' sidewalk; and, variable width landscape and
sidewalk. (Rev. 1) Comment addressed.
2. East boundary of area labeled `Reserved R/W for Future Dedication (0.148 Acres)' is a line and curve;
furnish a break point (end points) between this line and curve (C1). (Rev. 1) Comment addressed.
3. Furnish boundary data (line /curve) for unlabelled portion of west boundary of area labeled `Reserved R/W
for Future Dedication (0.148 Acres).' Proposed plat shows 49.09' line, but an unlabeled boundary lies
south of this line. (Rev. 1) Comment addressed.
4. Furnish exterior boundaries with bearings (line /curve) for unlabeled or partially unlabelled north boundaries
of Lots 40 and 41. (Rev. 1) Comment addressed.
5. Furnish exterior boundary (and Lot) curvilinear data in format specified in Ch. 14 §303.C. (listed above).

6. Sanitary easement shown crossing a portion of Lot 42 on approved Road Plan (WPO- 2012 - 00062, Sheet S-
1, titled Site Plan, d. 5/28/13) is not shown on proposed final plat. Show sanitary easement, consistent with
approved road plan. (Rev. 1) Applicant response: "The sanitary sewer easement is shown as approved on
the road plans" is accepted without objection.
7. Sight distance easement shown on approved Road Plan, Lot 45 (Sheet S -1, 5/28/13), is not shown on
proposed plat. Show sight distance easement, consistent with approved road plan. (Rev. 1) Comment
addressed.
8. Show 20' offsite temporary construction easement shown on approved Road Plan (Sheet S -1). Depict
graphically. Also, furnish boundary line /curvilinear data. (Rev. 1) Comment addressed.
9. Revise north boundary of Lot 45 consistent with RW of `T' terminus of roadway shown on Road Plan
(Sheet S -1, 5/28/13). Note - Variable width landscape & sidewalk easement (Note 6, sheet 2, Apr -28 -14
proposed plat) may be intended to show RW for this east branch of `T' terminus. RW at this location
includes radius (curvilinear data). Please revise as necessary, consistent with road plan. (Rev. 1)
Comment not addressed. Revise north boundary of Lot 45 to provide 25' radius, consistent with road

plan. L23 and L22 do not include radius of turn- around. Radius must be included. This will reduce the
area of Lot 45. Defer to Planning on effect of reduced lot size (estimate area will decrease approx 134 SF).

10. Revise label to read `Reserved R/W (40' R/W) for Future Dedication' [that is, reference 40' width]. (Rev.
1) Comment addressed.
11. AC Code Ch. 14 § 303.I. requires "a definite bearing and distance tie between not less than two (2)
permanent monuments on the exterior boundary of the property and further tie to existing street intersection
where possible and reasonably convenient." Furnish bearing and distance ties. (Rev. 1) Comment
addressed.
12. All improvements must be bonded or built. (Rev. 1) Comment acknowledged.
13. The pro -rated share to Lickinghole Creek will need to be paid prior to plat approval. This will be handled
with the posting of bonds. (Rev. 1) Comment acknowledged.
NEW
1. There is question as to whether open space area shown in inset detail and labeled `hereby
dedicated to Albemarle County (0.850 Acres)' will have a portion of this area designated as
common area. The question is whether this area includes a stormwater management (SWM)
facility with maintenance responsibility assigned to Creekside HOA, or to VDOT. The answer
is unclear as of this writing. Albemarle County is not responsible or party to the SWM facility
(if one exists) on the 0.850 Ac. area shown in inset of proposed final plat. (Rev. 2) Comment

2. L15 appears twice; revise plat and line table. (Rev. 2) Comment addressed.
3. New — Compare C4, C6, and C 12 with road plan EP -EP width and radii (WP0201200062,
sheet S -1). C4, C6, and C12 radii appear to be 23'; please revise radii as necessary, consistent
with approved road plan.
4. New — Compare C21 and C23 with road plan EP -EP width, 40' RW, and Easement Note 1:
C21 and C23 appear to be 13% please revise radii, consistent with approved road plan,
proposed easement, and Easement Note 1.
