1. All streets and infrastructure must be approved and bonded prior to plat approval for subdivisions (with the
exception of easements necessary for construction, access, or site plan approval). (Rev. 1) — Assume Noted.
2. Comparison reveals discrepancies between Briarwood road/gas station WPO plans and proposed final plat.
A light table was used, is effective means of comparison, and will be used to compare revised plat against
approved road/gas station WPO plans:
a. New temporary turn- around location inconsistent with road plan. Revise consistent with road plan.
Provide tie to boundary that more clearly locates origin of 55.00' radius. (Rev. 1) Comment
addressed.
b. Show portion of temporary turn- around on TMP 32G -A, title pg. (Rev. 1) Comment addressed.
c. Show existing drainage easement for storm outfall leading to SWM basin N of residue of TMP
32G -A. Easement appears on road plan and lies near south boundary of Lot 71, Jamila Saleh,
owner, TMP 32G- 1B -2 -71. If outfall pipe exists in this location, show drainage easement. (Rev.

with boundaries consistent with Gas Station WPO plan drainage easement at this location. (Rev.

j. Revise NEW DRAINAGE EASEMENT in temporary turnaround, consistent with road plan. Angle of

b. Radius at SE corner intersection Briarwood Drive and Elm Tree Court shown as 23.50'. Please
explain how radius relates to Elm Tree Court 47' radius, or Briarwood Drive variable width RW.

c. Radius, b., above, should include sidewalk. Revise easement to include sidewalk at SE corner
Briarwood Drive and Elm Tree Court, or provide Sidewalk Easement at this location. Easement

d. At N end of 365.50' R curve, east edge boundary of Parcel "Y ", two, 215.10' radius arcs are
confusing. Clarify how arc — 13.49' and arc — 33.25' relate to Briarwood Drive, or road plan.

e. Radius at E corner of intersection of Boulderview Road and Briarwood Drive shown as 23.50'.

f. New: A follow -up to e: Furnish curve data for New 20' and Variable Width Drainage Easement at
intersection Boulderview Road and Briarwood Drive, sheet 3. (8' offset from 23.50' radius is
shown. This may be accurate, but is insufficient for defining curve for platting purposes.)
5. Furnish length of line bearing S30'42'1 0"W at corner of Lot 3, a shared boundary with U.S. Route 29.
Length is not shown and may not equal 19.77' since bearing of next line (3.73', S26 °39'39 "W) departs
from S30'42'10" -sheet 2. (Rev. 1) Comment withdrawn. Line defined (review error).
6. Revise arrowhead pointing to roadway CL to indicate Boulderview Road eastern R/W. (Rev. 1) Comment
addressed.
7. Furnish endpoints of R= 15.50'curve, Lot 3. Show where 523.5 curve ends and radius begins. Show same
for endpoint of R= 15.50' curve and R/W line bearing N27 °10'26 "E. (Rev. 1) Comment addressed.
8. Revise and label 15.50' radius (item #7) to match road plan: R/W easement radius =20.5' not 15.50' since
FC -FC =28', RW =47'. This puts RW radius 9.5' behind FC: 30' -9.5' = 20.5'. (Rev. 1) Comment

9. Furnish ties at two separate locations across Briarwood Drive variable width RW, so that bearing- distance
lines show Lot 1 and Lot 2 in relation to one another. (Rev. 1) Comment addressed.
10. Furnish additional control points: one each for Lot 1 and Lot 2. A control point for Lot 3 is recommended.
Control points exist at NE corner of Residue TMP 32G -A and SE corner of Residue TMP 32G -13. AC
Code 14 -303.S requires "At least four (4) control points, evenly distributed across the property and located

at survey property corners, and shown on each sheet depicting the property." (Rev. 1) Comment

11. Furnish source of topography, including survey date (AC Code 14- 302.A.12.). (Rev. 1) Comment not
addressed. Title pg. includes statement that boundary is based on a current survey. Furnish date of survey.
12. AC Code 14- 303.I. requires "A definite bearing and distance tie between not less than two (2) permanent
monuments on the exterior boundary of the property and further tie to existing street intersection where
possible and reasonably convenient. (Rev. 1) Comment addressed.
13. Accompanying note required for temporary turnarounds. Furnish note as specified at § 14- 303.K. (Rev. 1)
Comment addressed.
14. Revise Note: "The streets in this subdivision may not meet the standards for acceptance into the secondary
system of state highways and will not be maintained by the Virginia Department of Transportation or the
County of Albemarle." This note applies to Elm Tree Court and Boulderview Road. Briarwood Drive will
remain a public road maintained by VDOT. (Rev. 1) Comment addressed.
15. New: West property line, Lot 1, visible along upper edge of upper window, Sheet 2, includes a 461.36' line,
bearing N27° 10'26 "E. This 461.36' line is comprised of 5 lines; three are defined. Define at least one of
the remaining unlabelled lines.
16. New: Examine west Boulderview Road RW near Int. Briarwood Drive at location of Lot 1 PL with TMP
32G -8 -A, near 27.64' label. There is an underlying feature that does not appear to be PL, RW, or easement.
Please define or delete underlying feature which has flattened `V' shape. Tip of `V' is below 7 in 27.64'.
