The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision /Zoning Ordinances unless otherwise specified.]
[14- 302(A)(16)] Dam break inundation zones. Show the limits of the dam break inundation zone; this
information can be found on County GIS. Once the dam break inundation zone is shown, the plat will be
forwarded to DCR for review and the dam owner will be notified of the application. DCR will have 45 days to
review and provide comments on whether or not the proposed development will affect the dam's spillway
design flood standards.
Revl: Comment addressed. Since the dam break inundation zone does not extend onto the parcel
with development potential (the residue parcel), this application does not need to be forwarded to
DCR.
2. [14- 303(A)] Statement of consent to division. The County's standard consent statement was revised effective
January 1, 2014 to be in compliance with state code. Please revise the statement on the plat to the following:
"The platting or dedication of the following described land [insert a correct description of the land subdivided]
is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees
if any."
Revl: Comment addressed.
3. [14 -309 & 14 -310] Soil evaluations & Health director approval of septic systems. Soil evaluations are
required for both Parcel A and the residue of TMP 45 -69. Once received, the soils work will be forwarded to
the Health Department for review; the plat cannot be approved until their approval is received.
Revl: The submitted soils evaluations were forwarded to the Health Department on September 2,
2014; the plat cannot be approved until their approval is received.
