Subject: ZMA 2013 -017 Spring Hill Village — 6t" Zoning Comments
I have reviewed the resubmittal and have the following comments:
1. Parking:
The parking table on the development concept plan includes language referring to parking
requirements for office and lab use (1 space/ 200 sf office and 1 space/ 1,000 sf lab). Since the
applicant has not requested to amend the parking regulations as part of this rezoning, staff
requests that the applicant remove all language referring to these parking calculations and
include a note stating that the number of parking spaces to support the 10,000 sf of R &D/ Flex/
Office will be listed on the site plan in accordance with current zoning regulations. It should be
noted that future tenants will be limited by the availability of onsite parking to support any future
non - residential uses.
2. Proffers:
On the proffer statement in section 2, Cash Proffers for Residential Units, there is a six cent
discrepancy in the stated cash contribution for each new residential unit: Twenty Thousand
Four Hundred Sixty and 51/100 dollars ($20,460.57). Please also revise the last sentence of
this paragraph to read: "The cash contribution shall be paid at the time of the issuance of the
certificate of occupancy for each new unit..." in order to be consistent with current state law.
In proffer 4, please revise the last two sentences as follows: "Should these improvements
require a retaining wall and/ or a reworking of stairs, these improvements shall be reviewed by
the County ARB."
