Subject: SUB 201400154 Royal Acres — Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line
Adjustment Plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
[14- 302(B)(5)] Zoning. Under Note 6, please note this property is also zoned Entrance Corridor (EC)
overlay district.
2. [14- 302(B)] Tax Map and Parcel Number. On the plat please provide the tax map and parcel number for
each lot of record involved with this BLA. ie. (TMP 079A1- 00 -OD- 02000, 079A1- 00 -OD- 02200,
079A1- 00 -OD- 02300, 079A1- 00 -0E- 01100... etc)
3. [14- 303(D)] Acreage of Lots. Please add the acreage of each existing lot shown.
4. [14- 302(A)(7)] Existing and departing lot lines. Show the existing lot line with land hooks to where the
acreage is going/being transferred to.
Also, for each lot include the calculations of how much land is being transferred, something to the affect
o£ TMP 79A1 -0D -1 (Lot D1) existing at 1.47acres plus 0.3897 acres from TMP 79A1 -OE -11 (Lot B -1).
Thus TMP 79A 1 -0D -1 (Lot D 1) now totals 1.803 acres.
Do this for each lot which is having a boundary line adjustment performed on it.
5. [14- 302(A)(10)] Development Right Notes. On the plat please include a note regarding development
rights for all lots involved.
6. [14 -309 & 14 -3101 Soil evaluations & Health Director approval. On the plat "approximate drainfields "
are depicted on each lot. Without Health Department approval of these drainfields, they shall be
removed from the plat. Either remove the "approximate drainfield" locations from all three lots or
provide Health Department approval of these drainfield locations. If you do not have Health Department
approval of these locations and you continue showing the "approximate drainfields " on the plat,
provide soil work for these drainfields. If you provide the soil work I'll forward it to the Health
Department for review/ approval.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which
may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14- 229(B) of Chapter 14 of the Code if the developer fails to submit a
revised final plat to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
