(kirk @khals.net) From: Rachel Falkenstein, Senior Planner Division: Planning Date: October 8, 2014 Subject: SUB 201400159 Sprouse & Trevillian — Boundary Line Adjustment Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(9)] Building sites on proposed lots. Amend building site note to state that TMP 63 -36J also contains a building site complying with section 4.21 of the Zoning Ordinance. 2. [14- 302(A)(10)] Right of further division of proposed lots. It appears that TMP 63 -36J contains 1 development right and TMP 63 -36B contains 4 development rights based on acreages shown on plat recorded in D.B. 659 -33. Amend note to reflect this or provide evidence that TMP 63 -36B contains 5 development rights. Amend note to clearly state that no development rights are being transferred with this Boundary Line Adjustment and include the following language: "Parcel [letter or number] is assigned [number] development rights and may /may not be further divided and when divided these rights shall not consist of more than [number] acres. Tax Map /Parcel [numbers] is retaining [number] development rights and when further divided it shall not consist of more than [number] acres." [14- 302(8)(7)] Reservoir watershed and Agricultural forestal district. For clarification, amend note E to state that the property is not within an agricultural - forestal district rather than stating "and /or within an agricultural - forestal district." 4. [14- 303(C)] Boundary lines. Several boundary lines are labeled (L1, C1, etc.) yet boundary dimensions and bearings are not provided for these lines on the plat. Provide dimensions and bearings for these property lines. [14- 303(0)] Signature Panels. Provide evidence that Gayle S. Trevillian is authorized to sign on behalf of James E. Sprouse.
