Subject: Dunlora Forest Subdivision (SUB 2012 - 00097) and Lanetown Subdivision (SUB 2012 - 00112)
Howard, Thanks so much to you, Robbie and Shawn for meeting with us on Tuesday to discuss the reduction of side yard
setbacks from 15 feet to 10 feet in both the Dunlora Forest (SUB 2012 - 00097) and Lanetown (SUB 2012 - 00112)
subdivisions. Please consider this our formal request to allow 10 -foot side yard setbacks in accordance with Albemarle
County Zoning Ordinance 4.11.3.
Enclosed please find the applicable section of the ISO publication entitled, "Guide for Determination of Needed Fire
Flow ". Per this section, the needed fire flow for each subdivision is equal to 1,000 gpm @ 20 psi residual pressure since
we will be maintaining at least 20 feet between buildings. Our available flow is 1,979 gpm @ 20 psi residual in Lanetown
and is in excess of 2,500 gpm @ 20 psi residual in Dunlora Forest. Based on this, we are respectfully requesting that you
provide us documentation that we can forward to Albemarle County that will allow the 10 -foot side yards for each
subdivision.
Thanks as always for working with us on this, Mike
