The only exterior changes proposed by this site plan are adding a two story annex of 6,000 square feet to our main building. The first floor will consist of four garages and a stock room which total 4,400 square feet. The second floor will consist of a stock room totalling 1,600 square feet. The general public will not be permitted into any of this new space. The site changes are also very minor. We will convert an abandoned truck backup lane into a 20 car parking lot and widen the driveway around the rear of the new building. 2. The area to be disturbed is less than 25,000 square feet. 3. Parking required by code: 38 spaces for retail space (3,800 sq. ft.); 69 spaces for offices (13,800 sq. ft.); 6 for the warehouse (one per empk)yree) and, 0 for the stock -rooms. This totals 113 spaces and we are providing 124 spaces. 4. Landscaping will preserve the wooded surroundings. Existing trees will provide more than 51!1, shade for the new parking area. The disturbed area around the new parking lot and widened drive will be mulche4d. 5. The street tree provision of section 32.8,4.1 will not be required with this site plan due to the proposed work's distance from route 606 and the retention of existing vegetation. 6. Boundary surveys as shown and described on plat of Audrey Huffman & Associates. dated November 30. 1988, as surveyed by William S. Roudabush, Jr. dated November 26, 1973• and by R.O. Snow dated November 29. 1986. 7. The abbreviation V.D.O.T. made hereafter refers to the Virginia Department of Transportation. The term County refers to the County of Albemarle, Virginia. 2. Prior to commencement of any construction within any existing public right-of-way, including connection to a.ny existing road, a permit for said construction shall be obtained from V.D.O.T. 3. All paving and drainage related materials and construction methods shall conform to current specifications and standards cf V.D.O."_'. unless otherwise noted. 4. Erosion and siltation control measures shall be provided in accordance with the approved erosion control plan and shall be installed prior to any clearing, grading or other construction. 5. All slopes and disturbed areas are to be fertilized, seeded and mulched. Maximum allowable fill or cut slope is 2:1. Where reasonably obtainable lesser slopes of 4:1 or better are to be achieved. 6. All drainage inlets shall have a 2-inch local depression. i. Paved or rip -rap lined ditch may be required when in the opinion of the Director of Engineering, or his designee, it is deemed necessary in order to stabilize a drainage channel. S. All traffic control signs shall conform with the Virginia Manual for Uniform Traffic Control Devices, latest edition. 9. Unless otherwise noted all concrete pipe shall be reinforced concrete pipe - Class lI1-. 10.
