We have two partners, doing mainly design work and one employee in the shop. We have recently rented studio /shop space at 1985 Snow Point Lane in Albemarle County. It is our understanding that this parcel is zoned appropriately for small -scale production but that we need to submit this Letter of Performance Standards to follow our zoning clearance application previously submitted. We have addressed the standards referenced in Section 4.14 and provided the following responses: Noise Our operation will not create sound or impact noise levels in excess of the values specified in Section 4.14.1. Nearly all of our work is done inside the building. The only outside equipment is a 3 cu ft electric mixer that has a low noise level and runs for a couple of hours twice per week. The inside equipment includes a portable table saw, random orbital sanders, hand -held polishers, and misc hand tools, all of which do not have an unacceptable noise level. Vibration Equipment operated by shop does not produce any detectable earthborn vibration. Glare Our operation is mostly contained within the building. There is not exterior operation that produces glare. The interior lighting associated with this operation does not produce glare that is visible beyond the lot line. Air Pollution There will be no emission of smoke, odor or gaseous pollutants. Water Pollution No industrial liquid wastes will be generated by this operation. All equipment washout is done in an enclosed settlement container. Water is evaporated off and the small amount of dry concrete is taken to the landfill as per industry standards. Our operation does not represent a hazard to water quality. Radioactivity My operation does not require handling of radioactive materials. Therefore there will be no radioactive emissions or danger to health and safety of person on or beyond the premises. Preventive and mitigating measures are proposed which will achieve compliance but require maintenance, such as fences, shields, vegetation, drains, recycling, oil separators, filters, mufflers, etc. Approval is recommended with conditions for maintenance and periodic inspection or reporting. Compliance is likely, with occasional instances of non - compliance. C. Tentative Compliance: This use has the potential to exceed the standards. Only operational methods are proposed to address concerns, such as limited hours of business, working inside only, keeping gates operational, machines turned off, uses on a particular corner of the site, etc. In other words, compliance is based on a promise of good behavior. Careful consideration is recommended as this may place a policing burden on the neighbors and County staff. Strict conditions should be placed on any approvals if possible. Compliance is possible, but instances of non - compliance will likely occur. D. Non - compliance: It is likely that the standards will be exceeded. This is not recommended for approval. E.
