APPLICANT'S PROPOSAL:
Request for final approval of 99 units, including townhouses, single family, and duplexes at a density of
4.44 units per acre. [Attachment A].
COMPREHENSIVE PLAN:
Neighborhood Density Residential- residential (3-6 units/acre); supporting uses such as religious
institutions, schools, and other small-scale non-residential uses in Neighborhood 2.
PLANNING HISTORY
SDP2011-033- Dunlora Forest Preliminary Site Plan. The preliminary site plan was heard by the
Planning Commission and approved with conditions on October 18, 2011 [Attachment B]. There was a
condition that was added to the approval of the preliminary that the final site plan come back to the
Planning Commission before approval of the plan.
REASON FOR PLANNING COMMISSION REVIEW:
A condition of the preliminary plan by the Planning Commission stated that the plan come back to the
Commission before final approval [Attachment B].
STAFF COMMENT:
The final site plan was reviewed and approved by all members of the Site Review Committee. The plan
also meets all conditions of approval per the Planning Commission action letter. Adjacent owners were
notified of the Planning Commission meeting. Staff has had correspondence with a few adjacent owners,
and no additional concerns have been raised by the owners with this plan. [Attachment C].
RECOMMENDATION
1. Approval of the final site plan.
