Subject: SUB - 2014 -106 Cascadia BI 4 -7 Phase I- Final Plat
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision /Zoning
Ordinances unless otherwise specified.]
1. [14 -302 (A)(4)] Private easements. The final site plan has street trees located
outside of the right of way. Also there is landscaping /buffering shown on lot 16.
Easements will be required for these to be installed and maintained.
Rev1: Comment addressed.
2. [14 -303 (K)] Temporary turnarounds. A temporary turnaround is needed at the
end of this phase on Delphi Lane.
Rev1: Comment addressed
3. [14 -317] Instrument evidencing maintenance of certain improvements. The
following instruments are required:
a. Deeds for private drainage easements
b. Deeds for landscape easements
c. Deed for site distance easements
d. Deed for trail easement
Rev1: Comment not addressed. Provide documentation for these
instruments
