Sheet 1 of 4 — (Rev. 1) — Comments 1 -3 addressed.
1. Note 1 states "Developer reserves all those water and sewer easements that will be required by A.C.S.A. in
order to assume the maintenance responsibility for these utilities." This suggests water and sewer
easements will be private, yet LEGEND does not include private water or sanitary easements, only private
sanitary lateral and drainage easements, while listing ACSA sanitary, utility, and waterline easements.
Please resolve discrepancy between note and legend to clearly define easement ownership.
2. Note 10 should read, "...will not be maintained by the Virginia Department of Transportation or the County
of Albemarle."
3. Delete Note 11, unless specifically directed by ACCD/Planning to include it. Note 11 offers assurance
beyond scope of plat review, assurance not guaranteed by plat approval.

4. Revise each Matchline 1 and 2 label (there are 2) so that one reads Matchline 1 and corresponds with
Matchline 4, while the other reads Matchline 2 and corresponds with Matchline 3 (or vice - versa). (Rev. 1)
Comment partially addressed: As follow -up, on sheet 4, label Addle Hill Road -Golf Drive Matchline 3,
not 1. Label Golf View Matchline 31 not 2 to reference sheet 3 in both instances.

5. Label CL SSE VAR easement at north end of Golf View Drive. (Rev. 1) Comment addressed.
6. Define all drainage easements associated with private streets as private, per Note 10, sheet 1. (Rev. 1)

7. Define all easements with line /curve and bearing data relative to Lot lines/boundaries. A number of
easements are shown intersecting or departing from boundaries or Lot lines without defining information,
for example: STE -X 20, Lot 1, block 28; SDE -X VAR, Lot 13, block 29B; SDE VAR, Lots 9/10, block
2913; and SDE VAR, intersection Ashlar Ave and Addle Hill Rd. Furnish defining dimensions/bearings for
all easements [AC Code § 14- 303.E.]. See example, last page. Need and legal basis for defining easements
was made explicit in training for CD staff, 8/22/14. We have recent experience of delay due to easement
issues. Please take particular care with this item. (Rev. 1) Comment partially addressed. As follow -up, it
was errant to request line /curve and bearing for certain existing/recorded easements, but certain proposed

(new) easements require line /curve and bearing relative to block boundaries, or Lot lines (boundaries).
Also, certain existing /recorded easements now cross individual lot lines with this subdivision, and require
line /curve and bearing data relative to Lot lines. Provide data at these locations:
a. Block 28, Lots 1,2: STE -X 20
b. Block 28, Lots 8,9,10: SDE -Var (bearing/distance shown; need location relative to Lot lines)
c. Block 29B, Lots 9,10: SDE -Var (bearing /distance shown; need location relative to Lot lines)
d. Block 29B, Lots 14,15,16,17: SDE -Var (bearing /distance shown; need location rel. to Lot lines)
e. Block 29B, Lots 20,21: SDE -Var (bearing /distance shown; need location relative to Lot lines)
f. Block 29B, Lot 21: WE -Var
g. E of Addle Hill, at Int. Golf Drive: SDE -Var. Bearing/distance + location relative to L16 (Addle
Hill) and existing Util. easement are shown, but please label existing utility easement. There is
bare glimpse of this util. easement, 24.56' from the end of 181.38' SDE -Var easement (sheet 4).
Furnish label in inset window that identifies Ex. Utility Easement, DB3442 PG 188 -194.
h. Block 29B, Lots 6,7,8,9,10: SSE -Var (Need bearing /distance + location data, relative to Lot lines)
i. South of Ashlar Ave near intersection with Belgrove St: SSE 20

8. Define and list SE -X VAR in Existing Easement Legend (sheet 4). (Rev. 1) Comment addressed.
9. Define and list RW to be abandoned in legend (see sheet 4 /Ashlar Ave -Old Trail Drive). (Rev. 1)

10. Road plans show SDE VAR at intersection Belgrove Street and Ashlar Ave. Show SDE VAR at this
location. Furnish bearing /distance data for this easement (Also, #7, above). (Rev. 1) Comment

11. Label PDE, NW corner intersection Hazel Grove and Addle Hill Road. (Rev. 1) Comment addressed.
12. Hazel Grove should match road plan: name this road Hazel Grove Lane. (Rev. 1) Comment addressed.
13. Arrowhead, STE -X VAR, can be mistaken as pointing to SDE -X VAR, Lot 13, block 2913; relocate arrow.

14. SDE -X VAR easement, Lots 13 -17, block 29B, does not match road plan SDE location; reconcile /revise.

16. C/L STE 22 on portion of TMP 55E -1 -A1 beyond (future) RW Golf View Drive will be private; VDOT
