RE: Tax Map 45, Parcel 110, Proposed Gander Mountain Store
2025 Seminole Trail, Charlottesville, VA 22901 (the "Property ")
Dear Mr. Verducci:
In response to your local agent's request for a Letter of Zoning Compliance for the
above referenced Property, please be advised of the following:
• The above referenced Property is zoned Highway Commercial (HC) and is
located in the Entrance Corridor (EC) Overlay District. The Parcel is not part
of a Planned Unit Development. The HC zoning permits private retail as a
permitted use. Specifically, the following uses, described by your consultant
as part of the proposed Gander Mountain Store, have been determined to be
permitted uses under the current HC zoning:
- Retail sales, rental and service of hunting (including without limitation
firearms and ammunition), fishing, camping and outdoor apparel and
footwear, products, equipment and related accessories;
- Retail sales and rental of videotapes, cassette tapes, compact discs or
any other visual or audio products;
-Sale of other casual apparel and footwear;
-Sale of food products or the operation of a restaurant, snack or food
service (subject to Virginia Health Department approvals);

- Retail sales, rental and service of all- terrain vehicles, go- carts, dune
buggies, dirt bikes, utility vehicles, scooters, motorcycles and related
sports vehicles;
- Retail sales, rental and service of canoes, kayaks, boats, boat trailers,
utility trailers, marine products, motors and other similar vessels and
merchandise;
- Education and training in hunting, fishing, camping and other outdoors
skills (including without limitation indoor classroom training, operation of
an indoor simulated shooting range or an indoor virtual simulation
environment, and /or operation of an indoor live fire range /live archery
range);
-Other uses incidental or accessory to any of the foregoing, subject to
approval of the County of Albemarle.
No outdoor storage or display of any of the foregoing, visable from the
Seminole Trail right -of -way, is permitted without obtaining a special use
permit.
• A site plan for this development (SDP200600061) was approved on
September 29, 2008 and is still valid.
• This office has no record of open violations for this parcel.
As such, no rezoning of the Property is required for the described indoor uses, and
your company, with the authorization from the property owner, can continue with
submittal of all applicable plans and permits for review and approval. Please contact
