GA 30005 RE: Tax Map 78, Parcel 15, BMW of Charlottesville and Crown Porche 1295 Richmond Rd., Charlottesville, VA To Whom It May Concern: In response to your request for a Letter of Zoning Compliance, please be advised of the following: The above referenced parcel is zoned Highway Commercial (HC) ' ) and is located in the Entrance Corridor (EC) Overlay District. Parcel is not part of a Planned Unit Development, - The property is developed as an automobile dealership which is operating as BMW of Charlottesville & Crown Porche. Motor vehicles sales, service and rental is a by -right permitted use in the HC district. Outdoor display in an Entrance Corridor is allowed only by Special Use Permit. SP1998-59 was approved with conditions. A copy of the action letter with conditions is attached. . The property was developed under SDPI 999-116 (later amended by SDP2003-59) with 14,082 square feet of commercial uses (showroom, service bays and accessory offices) served by 44 parking spaces. * The parcel is entirely surrounded by Highway Commercial; this includes the parcels across Route 250, A zoning map of adjacent parcels is attached. * A site inspection was conducted on April 23, 2008 and showed no deviations from the site plan with respect to this parcel. - This office has no record of open violations for this parcel. It should be noted that BMW of Charlottesville is using the adjacent parcel as overflow storage/additional car display area, therefore the adjacent parcel is the subject iStar Financial 3480 Preston Ridge Rd. It is the policy of this department to purge building permit files after three years. Copies of Certificates of Occupancy are maintained on microfilm. Therefore, we have not retained any copies of Certificates of Occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy. You may obtain a copy of a Certificate of Occupancy for an additional fee of $25.00 each.
